Job Summary

The Facilities Operations Supervisor is responsible for leading the daily operations of a skilled maintenance workforce supporting commercial, industrial, manufacturing, research, and administrative facilities. This position ensures building systems remain safe, reliable, and fully operational through effective leadership, preventative maintenance, corrective maintenance, contractor management, and continuous process improvement.

The Maintenance Supervisor plans, coordinates, and supervises maintenance activities while promoting a culture of safety, accountability, customer service, and teamwork. The role requires balancing operational priorities, responding to emergencies, and maintaining high levels of equipment reliability and facility uptime.

DUTIES AND RESPONSIBILITIES:
  • Provide daily leadership, direction, and support to maintenance technicians, industrial mechanics, electricians, and other skilled trades.
  • Monitor team performance, provide coaching, and support employee development.
  • Ensure that all work orders are properly assigned, tracked, and completed within established timelines.
  • Review backlog, recurring issues, and aged work orders to maintain operational efficiency.
  • Support troubleshooting efforts for complex electrical, mechanical, or HVAC issues.
  • Verify that equipment repairs, installations, and modifications meet manufacturer specifications and site requirements.
  • Enforce OSHA, NFPA, NEC, and all company safety policies and procedures.
  • Communicate job status, delays, constraints, and required follow-up to stakeholders and leadership.
  • Ensure all work orders, PMs, and corrective actions are accurately documented in the CMMS.
  • Coordinate responses to emergency breakdowns or facility disruptions.
  • Provide leadership support during after-hours events, on-call rotations, and urgent repair needs.
  • Promote a culture of learning, accountability, and technical excellence.

Job Qualifications

  • Typically requires an associate's degree or two-year technical or trade school certification along with nine or more years of progressive experience in facilities maintenance.
  • Must demonstrate a complete understanding of appropriate regulations covering maintenance/reconfiguration as well as a complete understanding and experience of one or more of the following: developing SOW's, reviewing and understanding contracts, reviewing project costs, purchasing, and material management.
  • Must possess leadership skills including organizing, planning, scheduling, conducting and coordinating work assignments to meet project milestones or established completion dates.
  • Must possess the ability to understand new concepts quickly and apply them in an evolving environment while contributing to the development of new processes.
  • Must be customer focused and possess the ability to identify issues, analyze data and develop solutions to a variety of complex problems.
  • Excellent analytical, verbal and written communication skills to accurately document, report, and present findings.
  • Excellent interpersonal skills to guide employees, negotiate and resolve conflicts as well as enabling an effective interface with other professionals.
  • The ability to represent the company as a knowledgeable resource; and excellent computer skills.
  • Ability to work independently or in a team environment is essential as is the ability to work extended hours as required.
  • Ability to obtain and maintain DoD Secret Clearance is required
