Position Overview:
Under the guidance and leadership of the Operations Executive and in accordance with the Mission, Vision, Values and Leadership Expectations of HealthSource Saginaw and any applicable Federal, State or local regulatory statutes/guidelines and HealthSource policies and procedures, supports the full operation, maintenance and development of physical plant and campus including safety. Responsible for the full operation, maintenance and development of physical plant and campus, including safety. Anticipates proposed regulations and apprises Administration of the same. Represents HealthSource before regulatory agencies. Functions in the capacity of the HealthSource Project Coordinator for remodeling and minor new construction projects. Establishes policies and procedures for all maintenance, grounds, security and safety activities. Initiates and monitors energy conservation procedures and other environmental considerations.
What You'll Do:
Key Duties and Responsibilities:
- In consultation with the Operations Executive, hires, trains, disciplines and terminates department staff in accordance with HealthSource policies.
- Stays current with all local, state, and federal regulations and ensures that the work completed within the Facilities department at HealthSource is completed accordingly.
- Assists with coordination of remodeling, construction, and other projects as directed/assigned.
- Responsible for initiating and ensuring proper maintenance and operation of all facility equipment; including but not limited to: Motorized vehicles, boilers, emergency generator electrical, plumbing, heating, refrigeration and air conditioning repair and installation, facility grounds and buildings.
- Responsible for compliance with local, state, and federal building codes and guidelines, OSHA, EPA, Joint Commission regulations, fire codes and other relevant rules and regulations.
- Provides and maintains a means of security for the welfare and safety of patients/residents and staff.
- Assists and advises the President & CEO in feasibility and cost studies of any renovation and/or remodeling of HealthSource. Is responsible for fiscal management of the department.
- Develops and maintains an efficient system of maintaining a record of HealthSource property and equipment (i.e. beds, lifts, wheelchairs, building surfaces and systems, etc.).
- Participates in and/or chairs other HealthSource committee/project activities, and other duties as requested.
- Supervises the Security department at HealthSource, including training and scheduling.
- Accompanies and assists outside agency inspectors and surveyors.
- Maintains a master listing of all contracts with integrated system vendors and monitors contract terms and renewal dates.
- Participates in quality and safety initiatives and committees involved in improvement activities.
- Develops and/or maintains routine and emergency protocols associated with building and systems management.
- Responsible for the development and oversight of the Facilities Emergency Operations Plan.
- Interacts with, and takes lead on, projects and tasks associated with external vendors, including, but not limited to, representing the facility, coordinating logistics, obtaining quotations, ensuring quality of work is completed, billing/invoicing.
- Leads the review, evaluation and continued use of vendors for contracted maintenance services.
- Prepares and submits orders and estimates materials needed to complete assigned projects; interacts with vendors and suppliers to identify, locate and order supplies, parts and materials to complete job assignments.
- Follows established procedures in response to events of internal disaster, external disaster, power failure, fire, patient/resident evacuation and snow/ice removal.
- Leads by example; adheres to all facility and department rules, regulations, policies, and procedures.
- Communicates verbally and/or in writing with involved parties to provide status updates regarding the work being completed.
- Promotes culture of safety to the team; ensures safe working environment through the preservation of equipment and the achievement of safe working practices.
- Supervises and trains skilled and unskilled staff in the maintenance of buildings, grounds and equipment; maintains strong relationships with organizational stakeholders and facilities cross-departmental collaboration.
- Manages WorxHub and delegates assignments to ensure timely and efficient completion of projects.
- Regular and punctual attendance is required.
- Performs other duties as assigned.
RequirementsWhat We're Looking For:
REQUIRED:- Minimum of 5 years general building maintenance required, including knowledge of HVAC, plumbing, electrical, preventative and general repairs.
- Minimum of 5 years leadership experience in a healthcare setting.
- Knowledge and expertise in the areas of plant operations, building maintenance, safety management, hazardous materials handling, security management, grounds maintenance and oversight of personnel.
- Strong safety and regulatory background; prior experience with accreditation and licensure surveys.
PREFERRED:- Bachelor's degree in related field.
- Certified Healthcare Facility Manager (CHFM) through the American Hospital Association (AHA).
- Prior union experience
Abilities:
- Must possess the ability to read, write, comprehend and follow general verbal instructions, as well as basic computer and technology skills.
- Must be adept in the use and operation of machinery, hand and power tools, testing and analyzing devices, etc.
- Must possess analytical ability to review situations of varying complexity in order to design, construct and repair and/or modify electrically supplied systems and equipment to achieve a specific pre-determined result.
- The ability to plan, organize, prioritize and delegate work in order to meet deadlines.
- The ability to communicate professionally and effectively with both internal and external parties.
- Ability to read architectural prints/drawings.
