Position Description

Executive Director- Senior Site

Primary Function:

The Executive Director leads the community's operations, financial performance, occupancy growth, resident satisfaction, compliance, and team development. As the onsite leader, they ensure an exceptional resident experience while meeting operational and financial goals, and serve as the primary liaison to the Director of Senior Housing, adhering to all Lockwood Management policies and standards.

We are in need of an Executive Director to lead our newly built Independent Senior Living Community in beautiful Hartland, Michigan.

Leadership & Team Development:

  • Recruit, hire, onboard, train, coach, develop, and retain community associates while managing performance through regular evaluations, coaching sessions, disciplinary actions, and appropriate employment status changes.
  • Create and maintain a positive, professional, resident-centered culture focused on hospitality, accountability, teamwork, and service excellence.
  • Verify and approve payroll, schedules, timesheets, and staffing plans.
  • Maintain clear and effective communication with community associates and corporate leadership.
  • Lead by exemplifying Lockwood's purpose, core values, and service standards.


Occupancy & Sales Performance:

  • Maintain accountability for community occupancy, move-ins, move-outs, lead conversion, and resident retention.
  • Partner with the Director of Senior Living Sales and Leasing Consultant to achieve occupancy goals.
  • Conduct tours, engage with prospects and families, and assist with closing opportunities when necessary.
  • Monitor lead management processes and ensure timely follow-up on all inquiries.
  • Conduct competitive market surveys and identify opportunities to improve market position.
  • Ensure vacant apartments are inspected, approved, and ready for occupancy.
  • Support outreach, referral development, and marketing initiatives within the local market.


Resident Experience & Hospitality:

  • Create and maintain a customer-centered service culture by demonstrating proactive hospitality with residents, families, prospects, visitors, and associates.
  • Develop and implement programs that promote resident engagement, satisfaction, and retention.
  • Oversee the quality and effectiveness of dining services, activities, transportation, housekeeping, maintenance, and other resident services.
  • Maintain a visible presence throughout the community and interact regularly with residents and families.
  • Conduct resident meetings and ensure concerns are addressed promptly and professionally.
  • Lead service recovery efforts and proactively resolve resident concerns and complaints.


Financial Management:

  • Maintain responsibility for the overall financial performance of the community.
  • Ensure timely collection of rents and all monies due to the community.
  • Monitor operating expenses and maintain performance within approved budgets.
  • Assist with preparation of annual operating and capital budgets.
  • Review financial reports and implement corrective actions when necessary.
  • Oversee Lockwood Services financial performance in partnership with the Chef Manager and other department leaders.
  • Monitor labor utilization and staffing efficiency while maintaining service standards.


Compliance & Administrative Oversight:

  • Ensure timely completion of all resident certifications, recertifications, move-in documentation, and compliance-related requirements through active oversight and collaboration with the Leasing Consultant and Compliance Department.
  • Maintain regular communication with Compliance personnel to ensure resident files, income certifications, and regulatory requirements are completed accurately and within required deadlines.
  • Monitor community compliance performance and proactively address deficiencies, audit findings, outstanding documentation, and reporting requirements.
  • Ensure all required reports, records, documentation, and correspondence are completed accurately and submitted on time.
  • Maintain compliance with company policies, state regulations, federal regulations, Fair Housing requirements, and applicable housing program requirements.


Property Operations & Asset Preservation:

  • Conduct regular inspections of the community, grounds, apartments, and common areas.
  • Ensure the community is maintained in a safe, clean, attractive, and marketable condition.
  • Monitor maintenance operations and prioritize repairs and capital improvement needs.
  • Review capital maintenance recommendations and submit requests for approval as required.
  • Ensure work orders and resident service requests are completed timely and satisfactorily.
  • Maintain appropriate emergency preparedness and risk management procedures.


Resident Relations & Aging in Place

  • Foster positive relationships with residents and family members through consistent communication and responsiveness.
  • Support aging-in-place initiatives by collaborating with approved home care providers and service partners.
  • Assist residents and families in accessing services that promote independence, wellness, and quality of life.
  • Promote programs and services that enhance the resident experience and support long-term residency.


Safety & Risk Management

  • Ensure timely reporting and investigation of all workplace injuries, incidents, and resident events.
  • Maintain compliance with workplace safety standards and company risk management policies.
  • Address safety concerns proactively and implement corrective actions as needed.


Qualifications:
