Estimator III | Bellevue, WA

Position Overview
  • Schedule - Monday through Friday from 7am - 4pm PT- Flexibility to work additional hours may be required to meet company/project needs.
  • On-Site Requirement: This position requires physical presence at our corporate office during office hours.
  • Compensation Package-
    • $140,000 - $170,000/_Year*

*The above compensation is a range. Offers are made based upon a candidate's experience and the geographical location of this position.

What We're Looking For
  • Associate's or Bachelor's degree in Construction Management, Engineering or a related field or equivalent experience.
  • Minimum of Eight years construction industry experience.
  • Minimum of Six years construction estimating experience.
  • Ability to manage multiple project estimates and deliverables for large-scale multifamily, mixed-use, or hospitality projects (300+ units).
  • Thorough understanding of industry practices, estimating procedures, and the local construction market.
  • Proficient in construction and estimating techniques and software
  • Proven track record of successfully working with operations teams, architects, engineers, subcontractors, and owners.
  • Demonstrates exceptional attention to detail and organizational abilities.
  • Proficient in effective communication and teamwork.
  • Maintains a positive outlook and embraces a collaborative team approach.
  • Shows responsibility and takes pride in their work.
  • Fluent in English, with strong reading, speaking, and writing skills.
  • Proficient in Microsoft Office applications, including Excel, Word, and Outlook.


Your Role
  • Manage design, bid, and project documentation, including drawings, specifications, RFIs, and addenda.
  • Set up projects in estimating/bidding platforms and maintain bidder and vendor information.
  • Coordinate with subcontractors and trade partners to ensure bid coverage and clarify scopes.
  • Perform quantity take-offs and prepare Bid Leveling Sheets to evaluate scope, pricing, and specifications.
  • Assist with schematic, DD, CD, GMP, and final construction budgets using market and historical data.
  • Analyze plans and specifications, write bid scopes, and support value engineering and competitive bidding.
  • Support contract negotiations, bidder feedback, and project handoff to Operations.
  • Participate in site visits and project coordination meetings to support quality and estimating accuracy.
  • Build strong subcontractor/vendor relationships and support team coaching and mentorship.
