Minimum Experience: 8 years in Multifamily at Maintenance Manager level or beyond. Multi-site experience is preferred, but not required. HVAC certificate, general plumbing, electric, roofing, masonry knowledge
required. Role & ResponsibilitiesAs the Divisional Service Director your responsibilities will include:
- Provide leadership, coaching, and training to Regional Service Director to ensure excellence in facility services operations.
- Align maintenance performance with company benchmarks and strategic objectives across all communities within the assigned division.
- Support professional development and performance management to build a high-performing, service-oriented culture.
- Champion operational consistency and a proactive service mindset focused on safety, accountability, and resident satisfaction.
- Oversee the implementation and tracking of preventive maintenance programs for all communities in the division, including both in-house and vendor-executed services.
- Ensure proper documentation, inspection readiness, and adherence to all internal maintenance standards.
- Establish and monitor KPIs to evaluate the performance of maintenance operations, including service request completion, unit turns, and response times.
- Conduct property visits and audits to assess performance, identify areas for improvement, and provide field-based coaching.
- Provide technical support to diagnose and resolve complex maintenance issues, including HVAC, plumbing, electrical, and structural systems.
- Conduct quality inspections of completed work orders to ensure timely completion and accuracy in documentation.
- Review open and aging work orders to confirm they are appropriately managed, opened, and closed in accordance with company standards.
- Identify and implement cost-saving strategies related to maintenance operations, materials, and services.
- Source, evaluate, and negotiate with local and regional vendors to ensure quality service and competitive pricing.
- Monitor vendor performance, purchase orders, and invoices, and enforce contractual standards and timelines.
- Promote use of standardized materials and equipment across the portfolio to optimize efficiency and reduce expenses.
- Write scopes of work and negotiate recurring and division-wide maintenance service contracts.
- Collaborate with Project Managers and Infrastructure teams to identify capital improvement needs, assist with bid scoping, and ensure timely execution of work.
- Provide insight into long-term maintenance and infrastructure needs that inform annual and multi-year capital budgets.
- Support property transitions and acquisitions by conducting thorough maintenance assessments and recommending operational plans.
- Collaborate with the Operations Team to develop both short-term and long-term operational budgets, ensuring alignment with strategic goals and financial targets.
- Collaborate with Regional Managers to schedule property inspections and address lender requirements, as well as resolve municipal findings, city or township violations, and other regulatory issues.
- Ensure compliance with all federal, state, and local codes, inspections, and regulatory requirements across assigned communities.
- Lead efforts to maintain documentation and address corrective actions from code enforcement or third-party inspections.
- Serve as a key responder during emergencies such as fires, floods, or major system failures; assist with coordination of restoration and communication with internal stakeholders.
- Support safety training initiatives and lead safety culture through policy enforcement, audits, and best practice sharing.
- Ensuring in the successful execution of all company operations policies and procedures.
- Delivering the highest level of resident satisfaction through responsive, consistent, positive, and professional interactions.

- Proven understanding and knowledge of all aspects of maintenance including electrical systems, plumbing, HVAC, appliances, construction, and carpentry.
- Ability to lead and develop Service Teams of various levels of skill and experience.

- Experience in creating and directing maintenance, facilities, capital expenditures and/or construction budgets.

- Proficient in Microsoft Excel and office suite.
