Full Job Description
The opportunity

The Director will own end-to-end strategy and execution across portfolio management, transactions, design and construction, facilities operations, physical security and risk, sustainability, and vendor governance. This role will partner closely with executive leaders to enable business growth, optimize total cost of occupancy, and ensure resilient, compliant operations across all sites.

What you'll be doing
  • Strategy and Planning. Develop a multi-year real estate and security strategy aligned to business growth, headcount plans, hybrid work policies, and ESG objectives. Own portfolio planning, location strategy, and scenario modeling (lease vs. own, consolidation, expansions, new markets). Create annual operating and capital plans for real estate, facilities, and security; track performance via KPIs and dashboards.
  • Portfolio & Transactions. Lead site selection, market analysis, financial modeling, lease negotiations, acquisitions, and dispositions with security considerations embedded (e.g., neighborhood risk, resilience, access). Manage broker relationships and transaction pipelines; ensure strong commercial terms and risk mitigation. Oversee lease administration, critical dates, compliance, and rent/expense reconciliation.
  • Design, Construction & Capital Projects. Set workplace and security design standards; integrate Crime Prevention Through Environmental Design (CPTED), access control, camera coverage, and visitor flows into programming. Oversee project delivery for renovations, build-outs, and new offices; manage budgets, schedules, quality, and security system commissioning. Govern architects, GC/CM, security engineers/integrators, and specialty consultants; enforce safety and regulatory compliance.
  • Physical Security & Risk Management. Own the global physical security program: guard force operations, visitor management, access control, CCTV/VMS, intrusion detection, alarm monitoring, and incident response. Conduct threat, vulnerability, and risk assessments; set security policies, standards, and site-specific procedures. Ensure security-by-design in new sites and major projects; integrate with identity/access management and cybersecurity dependencies in partnership with IT.
What we're looking for

  • Minimum of ten (10) experience in corporate real estate, facilities, or related fields with five (5) years leading multi-site/global portfolios with integrated physical security responsibility.
  • Proven track record in transactions, capital projects, and operations with strong financial acumen.
  • Expertise in lease negotiation, portfolio strategy, workplace design, facilities management best practices, and physical security programs.
  • Demonstrated experience designing and operating workplaces for hybrid/remote workforces, including flexible/hub-and-spoke location strategies, occupancy planning, reservation systems, and change management.
  • Experience implementing IWMS/CMMS, access control, CCTV/VMS, visitor management, and workplace technologies; data-driven decision making.
  • Knowledge of building systems (HVAC, electrical, fire/life safety), codes, accessibility, EHS, and physical security standards.
  • Familiarity with frameworks and certifications (e.g., NFPA, OSHA, ISO 27001 physical/environmental controls, NIST guidance; LEED/WELL/Fitwel).
  • Excellent leadership, stakeholder management, and communication skills.
