The Director of Maintenance & Construction is responsible for providing strategic and operational leadership for all maintenance, construction, and asset management functions across the resort. This role ensures the safe, reliable, and efficient operation of rides, attractions, facilities, and grounds, while delivering a best-in-class guest and associate experience.
As a key member of the leadership team, this role translates enterprise strategy into disciplined local execution, balancing safety, operational excellence, and financial performance. The Director sets the tone for a culture of accountability, innovation, and continuous improvement. Position Overview: As the Maintenance Director, you will lead and oversee all aspects of resort maintenance operations, including rides, facilities, utilities, grounds, and infrastructure systems. This role is also responsible for preventative and general maintenance for the Hotel operations. This role is responsible for ensuring the safety, reliability, and operational readiness of all resort assets while delivering a seamless experience for both guests and Team Members.
The Maintenance Director serves as a strategic partner to resort leadership, providing direction on preventive maintenance programs, capital maintenance planning, safety compliance, and daily repair operations. You will oversee maintenance teams, establish priorities, manage budgets, and ensure adherence to all regulatory, financial and safety standards.
Success in this role requires a leader who can balance technical expertise with strong people leadership, operate effectively in a fast-paced and highly dynamic environment, and respond quickly to operational needs. You will play a key role in maintaining a safe, efficient, and visually appealing resort while driving continuous improvement in maintenance processes and asset performance.
Key Responsivities- Operational Leadership: Sets clear expectations and directs all maintenance activities across the resort and attractions, including internal teams, cross-divisional partners, and contractors.
- People Leadership & Culture: Champions the Associate Experience within the Maintenance Division, fostering a culture of communication, accountability, ownership, and recognition.
- Problem Solving & Decision Making: Leads the resolution of complex maintenance challenges, collaborating with other parks and hotels along with ride manufacturers to deliver timely, effective solutions.
- Financial Acumen: Oversees development and execution of the division's operating budget and capital projects, ensuring alignment with financial and operational goals.
- Project Management: Partner with corporate engineering, local architects, and engineers to enhance the property, including budgeting, prioritization, and monitoring spending inclusive of labor expense and leased services.
- Continuous Improvement: Identifies and implements process and procedural enhancements to drive efficiency, reliability, and performance. Extract, analyze, and report KPIs related to asset maintenance, reliability, and lifecycle performance.
- Policy & Compliance: Ensures consistent enforcement of company policies, regulatory requirements, and operational standards. Lead the implementation, governance, and ongoing optimization of a resort-wide CMMS, ensuring consistent use across all assets of the property.
- Safety Leadership: Upholds and advances company safety standards, proactively driving improvements in safety culture and performance.
- Strategic Alignment & Accountability: Aligns divisional priorities with enterprise objectives while delivering measurable results.
- Performs additional duties as assigned by the Park President or company.
Qualifications: - Bachelor's degree, technical certification, or equivalent combination of education and experience.
- 7-12+ years of leadership experience in maintenance, engineering, or construction.
- Valid driver's license.
- AIMS and/or NAARSO certifications preferred.
- Demonstrated executive-level communication skills, both written and verbal.
- Proven track record in project management, consistently delivering on time and budget.
- Strong talent assessment and selection capabilities, with experience hiring and developing senior leaders.

Physical Demands and Working Conditions:The Director of Maintenance and Construction balances executive-level administrative responsibilities with active field leadership across the resort. The role includes office-based planning, budgeting, and operational oversight, alongside routine on-site inspections requiring mobility across varied terrain including Hotel maintenance. Responsibilities involve engagement with vendors, contractors, and internal teams in both indoor and outdoor environments, with exposure to a range of weather conditions. This position requires the ability to safely navigate the resort environment while occasionally performing physical tasks, ensuring effective oversight of maintenance and construction operations and adherence to safety and quality standards.
Salary Range: $110,000 -$130,000 annually
