Director of Maintenance

Department - Operations

Reports to SVP of Operations

Portfolio Size: ~7,000 Multifamily Units

Position Summary

The Director of Maintenance is responsible for the strategic oversight, leadership, and performance of all maintenance operations across a large-scale multifamily portfolio of approximately 7,000 units. This role ensures that communities are safe, well-maintained, compliant, cost-efficient, and aligned with company standards for resident satisfaction and asset preservation. The Director partners closely with Operations, Asset Management, Capital Projects, and Property Management to drive operational excellence and long-term value.

Key Responsibilities

Strategic Leadership & Operations
• Develop, implement, and oversee maintenance strategies, standards, and best practices across the portfolio
• Mentor Maintenance Supervisors, and site-level teams
• Establish KPIs for maintenance performance, including work order completion, preventative maintenance, turnover readiness, and resident satisfaction
• Ensure consistent execution of company policies, procedures, and safety standards

Budgeting & Financial Management
• Develop and manage annual maintenance and contribute to capital budgets across the portfolio
• Control expenses through vendor negotiation, inventory management, and labor optimization
• Analyze maintenance costs and trends; recommend efficiency improvements

Preventative Maintenance & Asset Preservation
• Design and enforce preventative maintenance programs to extend asset life and reduce emergency repairs
• Oversee unit turn process to ensure quality, speed, and cost control
• Ensure proper care of major building systems (HVAC, plumbing, electrical, roofing, life safety systems, etc.)

Compliance, Safety & Risk Management
• Ensure compliance with all local, state, and federal regulations, including Fair Housing, OSHA, EPA, and building codes
• Oversee life safety programs (fire systems, inspections, emergency preparedness)
• Reduce risk through proactive safety training, audits, and incident response protocols

Vendor & Contract Management
• Select, negotiate, and manage vendors, contractors, and service providers
• Establish preferred vendor programs and service-level expectations
• Oversee contract compliance, insurance requirements, and performance evaluations

Technology & Systems
• Ensure accurate data entry, reporting, and analytics to support decision-making
• Evaluate and implement new technologies to improve efficiency and service delivery

Requirements

Qualifications

Required
• 8-10+ years of progressive maintenance leadership experience in multifamily housing
• Proven experience managing large portfolios (5,000+ units; 7,000+ preferred)
• Strong knowledge of building systems, preventative maintenance, and unit turns
• Demonstrated ability to lead, scale, and develop high-performing teams
• Strong financial acumen with experience managing large operating budgets
• Thorough knowledge of safety, compliance, and regulatory requirements

Preferred
• Bachelor's degree in Facilities Management, Engineering, Construction Management, or related field
• CAMT, CPM, or similar industry certifications
• Experience with value-add, renovation, or mixed-use portfolios

Salary
• $140K-160K/yr + Bonus based on experience
