Director of Maintenance

Good Life Maintenance
San Diego, Orange County & Riverside, CA - Hybrid (Field & Office)

The Role
We are seeking a hands-on, highly accountable Director of Maintenance to build and lead our property maintenance operations from the ground up. This person will elevate our operations and build it the right way - with strong systems, a great team, and a culture we're proud of - ensuring work gets done quickly and right the first time.
As the company's Responsible Managing Employee (RME), this position oversees Good Life's residential maintenance, repair, renovation, and construction operations, and provides the technical and operational supervision required for our licensed construction activities. This role is a key leader connecting Property Management, Maintenance, vendors, and construction operations.

Job Duties
Maintenance & Construction Operations
  • Oversee day-to-day residential maintenance, repair, renovation, and construction operations
  • Coordinate work assignments, schedules, resources, and project priorities
  • Provide technical guidance and resolve complex maintenance and construction issues
  • Establish and enforce operational and workmanship standards
  • Ensure projects are completed on time, within budget, and according to approved scope
Operations & Systems
  • Build the maintenance business infrastructure from the ground up
  • Create systems for scheduling, dispatching, work order management, and communication
  • Implement workflows, tools, and KPIs that drive efficiency and accountability
  • Establish operating rhythms, including weekly scorecards and performance reviews
  • Continuously improve systems to support scalability and growth
Team Leadership
  • Hire, coach, and develop a high-performing maintenance team
  • Lead maintenance technicians, dispatchers, and administrative support staff
  • Set clear expectations, performance standards, and accountability structures
  • Build a strong culture focused on professionalism, ownership, and improvement
Service & Customer Experience
  • Own the maintenance experience for residents and property owners end-to-end
  • Ensure work orders are completed efficiently, professionally, and with high quality
  • Improve response time, communication, and service reliability
  • Monitor customer feedback and continuously improve service delivery
Partnership & Growth
  • Build a strong operating partnership with Good Life Property Management
  • Align maintenance operations with company goals and growth strategy
  • Scale the maintenance team as demand increases
  • Identify opportunities to expand services and improve margins
Responsible Managing Employee (RME) Responsibilities
  • Maintain the qualifications (California B-1/B-2 License) required to serve as the company's RME
  • Exercise appropriate supervision and control over licensed construction operations
  • Provide technical and administrative oversight of construction activities
  • Remain actively engaged in the contracting business consistent with California Contractors State License Board (CSLB) requirements
  • Immediately notify leadership of any issue that could affect the company's contractor license or your ability to serve as RME
Qualifications
Required
  • Proven leadership experience in a field-based or service environment
  • Experience hiring, coaching, and managing teams
  • Strong operational and systems-building mindset
  • Ability to own outcomes and make decisions independently
  • Excellent communication and organizational skills
  • 5+ years of residential maintenance or construction experience
  • 2+ years of supervisory or construction management experience
  • Property management or real-estate-related construction experience
  • Experience managing high-volume residential maintenance operations
  • Experience with AppFolio or similar property management software
  • Active California B-1/B-2 Contractor License, or ability to obtain one, with eligibility to serve as RME
Strongly Preferred
  • Experience leading a team or department in maintenance, facilities, construction, or field services
  • Experience improving systems or operations within a growing organization
  • Construction estimating or project management software experience
  • Familiarity with EOS or similar operating systems

Success in this role means building maintenance operations that are efficient, reliable, and scalable.

Important Notes
Position Details: This is a full-time, salaried (exempt) position (40+ hours/week), 8:30am-5pm PST, Monday-Friday. This position is hybrid - in-office and remote/field service.

Compensation: $145,000-$165,000 annually, based on experience.

Incentive Compensation: Performance-based bonus in addition to base compensation.

Physical Requirements: The employee is regularly required to talk, hear, stand, sit, walk, use hands to finger, handle, or feel, and reach with hands and arms for extended periods. The employee is regularly required to push, move, lift, or otherwise bear 50+ lbs., and must be able to operate a vehicle daily and travel between multiple properties.

Work Environment: This role works primarily in the field, traveling between residential properties, job sites, and occasional office settings, both indoors and outdoors in varying weather conditions. The role may involve additional environmental factors such as heat, chemical, electrical, flammable, or mechanical hazards.
