DescriptionJob Overview:The Director of Maintenance is responsible for overseeing the maintenance, safety, appearance, and operational readiness of all common areas, amenities, and community assets within the Master-Planned Community. This role leads preventative maintenance programs, manages vendors and maintenance staff, and ensures the community's facilities, infrastructure, and recreational amenities are maintained to the highest standards. The Director of Maintenance proactively identifies maintenance needs, oversees repairs and capital projects, and works closely with community leadership to enhance the resident experience while protecting the community's assets.
Your Responsibilities:- Supervises, trains and directs maintenance staff through work orders.
- Plans, monitors, and appraises job results; coaches, counsels and disciplines employees.
- Assesses repair needs and estimated time needed for repair (including evaluating problems to determine whether or not professional assistance or further instruction is needed in order to complete task/repair).
- Monitors the functions of service contractors and building repair and maintenance contractors.
- Inventories and acquisitions maintenance supplies.
- Maintains disaster preparedness by identifying potential problems, developing response plans, managing crises.
- Completes reports/work orders of repairs (work needed).
- On call availability for emergencies and projects as assigned by property manager.
- Schedules and assigns work responsibilities to employees to meet shift requirements.
- Requests materials, tools, and supplies needed for a job.
- Administrates preventive/reactive maintenance schedule.
- Records and evaluates preventive maintenance activities and programs.
- Oversees or participates in construction, installation, and preventative maintenance of equipment.
- Observes/evaluates corrective maintenance or repair on equipment.
- Orients and trains employees to perform maintenance activities and tasks.
- Follows safety procedures and maintains a safe work environment.
- Performs maintenance replacement and repair in areas of carpentry, electrical work, plumbing, mechanical, painting, flooring, and other minor building repairs as long as a permit is not required to conduct the job.
- Ability to properly utilize new equipment and follow safety procedures prior to using this equipment.
- Maintains a safe and secure environment throughout the building(s).
- Develop, implement, and manage comprehensive preventative maintenance programs to ensure the ongoing reliability, safety, and efficiency of building systems, equipment, and community assets.
- Monitor maintenance schedules, coordinate vendor services, and maintain accurate records to support operational excellence and asset preservation.
- Lead the creation, administration, and evaluation for Requests for Proposals (RFPs) for maintenance, capital improvement, and service-related projects.
- Coordinate the bid process, analyze vendor submissions, negotiate contracts, and make recommendations to ensure quality service, competitive pricing, and compliance with community standards.
Skills & Qualifications: - Experience with BMS, Building Systems Controls, Fire Panels, Pump Controls, HVAC, Irrigation, and Lighting.
- Critical thinking, problem solving, judgement and decision-making abilities are necessary.
- Ability to work with sensitive and/or confidential information.
- Ability to maintain positivity and diplomacy in a fast-paced environment.
- Possess strong maintenance and repair skills, painting, carpentry, plumbing and electricity.
- Familiarity with pool systems and equipment is advantageous.
- Demonstrated proficiency with computer systems, technology platforms, and business applications, including Microsoft Office Suite, property management software, and other role-specific technologies.
- Proven ability to manage vendor relationships effectively, including sourcing, onboarding, performance monitoring, contract compliance, and issue resolution.
- Valid Florida Drivers License required.
- Knowledge of Food & Beverage equipment maintenance, boat maintenance, and landscape management strongly preferred.
Physical Requirements: - Ability to lift up to 50lbs following appropriate safety procedures.
- Ability to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and easily as required to meet the job functions
- Ability to work extended and flexible hours and weekends as needed.
- Ability to repeat various motions with the wrists, hands and fingers
Schedule: Monday - Friday, 7:00am - 3:30pm

Compensation: $100,000 - $110,000 annually
