Job Description: 

Summary:

Plans, directs and coordinates activities of the maintenance, housekeeping and security departments. Creates and supports an environment and culture that promotes and enables resident-centered care and the EverTrue Christian mission of “Older Adults Living Life to the Fullest”.

Responsibilities and Essential Functions

Plans, directs and coordinates activities concerned with the operation, repair, maintenance, construction, cleanliness and security of facilities, equipment, buildings, and grounds to minimize interruption and improve efficiency.

Liaise with residents to ensure quality service of department.

Inspects plant facilities and equipment or reviews inspection reports, to determine repairs, replacement or improvements required.

Obtains bids from outside contractors for work outside the scope of the staff.

Assists in the preparation of the operating and capital budget for the Maintenance, Housekeeping and Security Department and administrates the department in a cost effective manner.

Oversees the maintenance, housekeeping and security of buildings, grounds and equipment in a manner which considers safety of both residents and staff and which meets all state and federal regulatory codes.  Participates as a member of the safety committee and seeks ways to maintain safety for residents and staff.

Responsible for, and oversees through subordinate staff, the recruitment, hiring, orientation, scheduling, counseling, evaluating and developing staff.

Qualifications, Knowledge, Skills & Abilities

• 3 - 5 years experience in plant operations management with considerable knowledge of electrical, HVAC, plumbing, carpentry, painting and equipment repair.
• Experience with budget oversight and ability to use resources, both staff and outside vendors, in a cost effective manner.  Problem solving ability.
• Experience providing a high level of customer service in operations management and a desire to promote the “resident centered care” philosophy.
• Experience supervising skilled and unskilled staff.
• College coursework or trade school.
• Intermediate computer skills utilizing Microsoft Word and Excel.

Must be able to lift over 50 pounds. Must be able to push/pull 100 pounds.

While performing the duties of this job, the occasionally handles heavy loads with aid of helper; walks and stands most of the working day; stoops and climbs frequently; handles and manipulates tools and equipment; near visual acuity to inspect repairs and maintenance; and may be required to work long hours in event of emergency.

Available to be on-call and work weekends/holidays as needed.

A well lighted and ventilated working area that has its own temperature control system (air conditioning and heat).  May be assigned to outside work.

Is frequently in contact with upset residents.  Exposed to moderate noise level.
