Business Development Manager

This is a senior, high-impact role with full ownership of the sales function for two growing businesses. As Business Development Manager, you will be the face of Greenlight Construction and Jett Civil Engineering in the market, leveraging an established network of Arizona developers, owners, and design professionals to generate, pursue, and close new third-party business for both companies.

This is not an entry point into the industry. We're looking for a proven AEC business developer who arrives with relationships, knows how work gets awarded in this market, and can produce a qualified pipeline quickly while building the strategy, processes, and infrastructure for a sales function that scales with us.

What You'll Do
  • Own the full business development lifecycle for both companies, from market strategy and target identification through pursuit, proposal, negotiation support, and close
  • Leverage your existing network of developers, property owners, capital partners, architects, land brokers, and municipal contacts to generate near-term opportunities for general contracting and civil engineering services
  • Develop and execute an annual business development plan with revenue targets, market segmentation, and pursuit priorities for each business line
  • Track planned, entitled, and capitalized projects across Arizona jurisdictions to position Greenlight and Jett early, before opportunities go to bid
  • Lead capability presentations and client meetings with sophisticated audiences, including developer principals, owners' representatives, and institutional capital partners
  • Represent both businesses prominently in the market at ULI, NAIOP, AIA, ABA, local chambers, and industry events, serve as a visible, credible ambassador for the Greenlight platform
  • Partner with Greenlight Construction and Jett Civil leadership on go/no-go decisions, pursuit strategy, proposal development, and fee/contract negotiations
  • Build the sales infrastructure from the ground up: CRM discipline, pipeline reporting, win/loss analysis, collateral, and forecasting for executive leadership
  • Cultivate long-term client relationships that produce repeat work, negotiated awards, and referrals across both business lines


What You'll Bring
  • 5+ years of business development or sales leadership experience in the AEC (architecture, engineering, and construction) industry: general contracting, civil engineering, architecture, real estate development, or closely related professional services
  • An established, active network of Arizona general contractors, developers, owners, brokers, and design professionals that you can put to work from day one
  • A demonstrated track record of originating and closing significant construction or professional services work, including negotiated awards, design-build pursuits, or consulting engagements
  • Fluency in construction delivery methods, pre-construction, entitlements, and civil/land development - you can hold your own in a technical conversation with developers, engineers, and owners' reps
  • Strategic and self-directed: able to build a business development function from scratch, set your own priorities, and be accountable to revenue outcomes
  • Executive-level communication and presentation skills
  • Proficiency with CRM platforms (Hubspot) and pipeline management
  • Valid driver's license and willingness to travel throughout the Phoenix metro and statewide as needed


Preferred
  • Deep familiarity with Arizona municipalities, entitlement processes, and the multifamily development landscape
  • Experience selling for a general contractor or civil engineering firm specifically
  • Bachelor's degree in business, construction management, engineering, real estate, or a related field
