Position Summary
The Director of Asset & Property Management is a senior leadership role responsible for the strategic direction, financial performance, and operational excellence of a privately held portfolio of commercial and residential real estate assets.
This position drives portfolio value through proactive asset management, disciplined operations, and strategic leasing execution. The Director will identify and capitalize on opportunities to reduce vacancy, increase revenue, and enhance long-term asset performance, while ensuring properties are operated efficiently and to a high standard. A key priority of this role includes a significant redevelopment initiative involving the conversion of office space into residential units, expanding the residential footprint, and positioning the portfolio for long-term growth.
Key Responsibilities
Asset & Portfolio Strategy
Provide strategic oversight of a diverse real estate portfolio, including office, retail, and mixed-use properties
Develop and execute comprehensive asset management plans aligned with ownership objectives
Drive Net Operating Income (NOI) growth through occupancy optimization, revenue enhancement, and expense control
Evaluate and act on value-creation opportunities, including repositioning, redevelopment, and capital investment strategies
Anticipate and mitigate risks related to market conditions, lease rollover, and asset performance
Leasing & Revenue Optimization
Lead complex lease negotiations, renewals, and restructurings in coordination with brokers and legal counsel
Develop and implement leasing strategies to attract and retain high-quality tenants
Conduct rigorous financial and operational due diligence on prospective tenants
Cultivate and maintain strong tenant relationships, resolving escalated issues effectively
Ensure consistent enforcement of lease terms and portfolio standards
Redevelopment & Capital Projects
Lead major redevelopment initiatives, including office-to-residential conversions
Oversee planning, budgeting, and execution of capital projects, tenant improvements, and major repairs
Partner with architects, engineers, and contractors to ensure projects are delivered on time and within budget
Identify opportunities to enhance asset value through modernization, reconfiguration, and improved usability
Leadership & Operations
Lead, mentor, and develop property management and maintenance teams
Establish clear performance expectations, accountability structures, and operating procedures
Oversee day-to-day portfolio operations, including vendor management and service delivery
Foster a culture of responsiveness, professionalism, and continuous improvement
Financial Management
Partner with finance and accounting teams on annual budgets, forecasting, and financial reporting
Monitor portfolio performance against key metrics, including NOI, occupancy, and operating margins
Approve and manage operating and capital expenditures with a focus on return on investment
Analyze financial data to inform strategic decision-making and long-term planning
Compliance & Risk Management
Ensure compliance with all applicable local, state, and federal regulations, building codes, and safety requirements
Oversee insurance programs, including property coverage and tenant certificates of insurance (COIs)
Implement risk management practices to protect assets and minimize liability
Qualifications
7-12+ years of progressively responsible experience in commercial real estate asset or property management
Proven track record managing multi-asset portfolios and leading cross-functional teams
Deep understanding of commercial lease structures (NNN, gross, base year, percentage rent, etc.)
Strong financial acumen, including budgeting, forecasting, and performance analysis (NOI, IRR, occupancy trends)
Demonstrated success negotiating leases and managing complex tenant relationships
Experience overseeing capital projects, renovations, and/or redevelopment initiatives
Working knowledge of building systems (mechanical, electrical, HVAC, structural) sufficient to oversee major projects
Excellent leadership, communication, and decision-making skills
Experience with property management and financial reporting software
