SUMMARY

Responsible for overall management of Assets at Russell New Urban Office by providing direction, advice and analytics that accentuates the state and financial aspects of each asset and ensuring that each asset is performing at its maximum industry standard.

ESSENTIAL DUTIES AND RESPONSIBILITIES - Includes the following. Other duties may be assigned.

  • Provide oversight and material direction to the Operations Manager and Third-Party Property Management team.
  • Oversee the Asset Management team in evaluating and advise on third-party operator, property management performance and individual property financial goals.
  • Analyze leasing performance, rent growth, delinquency trends, and expense controls to support property level and portfolio level strategies.
  • Development and maintains asset level and portfolio models, including cash flow forecasting, scenario planning, and sensitivity analysis.
  • Maintain a database of return on investment of each asset and bi-annual produce pro forma analysis with multiple scenarios to allow for owners to tract and discern options in regard to each asset.
  • Evaluate rent strategies, OpEx trends, and capital plans to quantify NOI impact and long term value implications.
  • Serve as primary relationship manager with institutional lenders, debt funds, equity partners, and public finance agencies.
  • Lead origination, structuring, and negotiation of debt and equity capital across the portfolio - including construction loans, bridge facilities, permanent financing, LIHTC transactions, and TAD/bond financing.
  • Support acquisition and Development underwriting, LOI negotiation, and due diligence for new projects
  • Supports current Director of Asset Management in disposition strategy and execution across legacy and non-core assets; coordinate broker relationships, transaction counsel, and buyer diligence
  • Maintain data integrity across financial models, reporting systems, and property management platforms.
  • Standardize model templates, reporting processes, and documentation to support

EDUCATION and/or EXPERIENCE

Bachelor's degree or equivalent; or four to ten years related experience and/or training; or equivalent combination of education and experience in Real Estate, Finance, Urban Planning, Business or related field.

LANGUAGE SKILLS

Ability to read, analyze, and interpret the most complex documents. Ability to respond effectively to the most sensitive inquiries or complaints. Ability to write speeches and articles using original or innovative techniques or style. Ability to make effective and persuasive speeches and presentations on controversial or complex topics to top management, public groups, and/or boards of directors.

MATHEMATICAL SKILLS

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

REASONING ABILITY

Ability to apply principles of logical or scientific thinking to a wide range of intellectual and practical problems. Ability to deal with nonverbal symbolism (formulas, scientific equations, graphs, etc.,) in its most difficult phases. Ability to deal with a variety of abstract and concrete variables.

CERTIFICATES, LICENSES, REGISTRATIONS

Real Estate Broker's License, Certified Commercial Investment Manager, and Certified Housing Finance Development Professional or CPA helpful.

ADDITIONAL INFORMATION

Proficient in Microsoft Office, E-Mail and Internet navigation. Mixed-use finance knowledge is helpful.
