JOB SUMMARY

The Director of Asset Management will serve as the executive lead - effectively the CEO - for the performance and strategy of One Times Square (OTS) in New York City, overseeing financial results, operational execution, event production, tenant and partner relationships, and investor engagement. This leader will drive value creation across multiple business lines within the building, from leasing and tenant partnerships to placemaking, event production, and capital projects. The role requires a blend of general management and business leadership, financial and accounting acumen - including familiarity with ticketed attraction and visitor-revenue models - and thoughtful leadership to ensure the property becomes an enduring success story.

This individual will act as a trusted strategic advisor to ownership, leveraging deep financial and operational expertise to drive value creation, manage complex partnerships, and ensure the property succeeds as an investment, an attraction, and an experience. This is an on-site role at our One Times Square location in NYC.

MINIMUM QUALIFICATIONS REQUIRED

Education and Experience:
• Bachelor's degree in Real Estate, Business, Hospitality/Entertainment Management, Finance, or related field; MBA, CFA, or CPA preferred
• Ability to thrive in a fast-paced, entrepreneurial environment, with a nimble, resourceful, and hands-on approach to problem solving and a proven ability to take ownership, navigate ambiguity, and drive results.
• Experience with event production and/or operating a ticketed visitor attraction, including accounting and financial reporting practices specific to admissions and ticketed revenue, strongly preferred
• Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.

Licenses and Certifications:
• CFA or CPA designation preferred, but not required

ESSENTIAL RESPONSIBILITIES

1. Strategic & Financial Leadership:
• Serve as the senior leader responsible for all aspects of asset performance for One Times Square
• Own the P&L responsibility for OTS, ensuring short-term performance and long-term value creation objectives are met.
• Develop and execute multi-year business plans, investment strategies, and capital deployment priorities.
• Oversee forecasting, budgeting, financial modeling, and scenario analysis; ensure financial accuracy and insight in decision-making.
• Ensure sound financial and accounting practices across all revenue streams, including ticketed attraction admissions, event production, and other non-traditional revenue sources beyond core leasing.
• Lead reforecast and valuation discussions with ownership, investors, and senior leadership.
• Stay attuned to capital market trends and structure strategies around refinancing, recapitalization, and long-term financial optimization.
• Drive leasing strategy, tenant mix, and activation plans to optimize the building's ecosystem of businesses.
• Negotiate leases, joint ventures, and operations agreements to maximize value while protecting ownership's interests.
• Identify and implement opportunities for capital improvements and revenue enhancement.
• Decision-making role regarding key initiatives at asset (e.g. selection of leasing broker, approval of budgets, etc.)
• Ongoing review and thorough understanding of monthly reports submitted by JV partner's property management; maintain dialogue with asset team.
• Maintain strong knowledge of governing documents - partnership agreements, loans, complex joint venture agreements, leases at property
• Maintain strong market knowledge, including market reports/commentary, and share with leadership as appropriate.

2. Operational & Asset Oversight:
• Provide executive oversight of property operations, leasing, tenant relations, and vendor performance.
• Drive excellence in service delivery and operational efficiency across all business lines within OTS.
• Lead the implementation of placemaking initiatives, tenant mix strategies, and capital improvement programs.
• Oversee event production and programming strategy, ensuring high-quality execution of ticketed events and experiences that drive visitation and revenue.
• Ensure compliance with loan requirements, partnership agreements, and governance structures.
• Collaborate with internal teams to deliver cohesive vision for the asset and best-in-class tenant experience.

3. Investment Committee Liaison:
• Serve as the primary executive liaison for Fund Management and Investment Committee.
• Collaborate with Fund Management on preparation and presentation of investor reports, financial updates, and strategic reviews.
• Maintain strong, transparent relationships with lenders, ensuring alignment with ownership's objectives.
• Represent the firm's interests in negotiations, governance discussions, and long-term partnership planning.

4. Leadership & Talent Development:
• Lead, coach, and develop a high-performing team supporting the asset.
• Build strong cross-functional alignment across business units including leasing, construction, creative and marketing, and property management, ensuring consistent execution of OTS' strategy.
• Build a culture of accountability, innovation, and collaboration at the asset level.
• Model leadership behaviors that reflect the firm's values and Director-level expectations.

5. Networking/Professional Affiliations:
• Encouraged to keep professional designations or training current
• Maintain active participation in at least one industry association, including occasional attendance at local events and training seminars

REQUIRED KNOWLEDGE, SKILLS, AND ABILITIES

Knowledge of:
• Exceptional financial acumen, including mastery of valuation, capital structuring, IRR analysis, equity multiple analysis, and Argus Enterprise modeling.
• Demonstrated success managing relationships with the team, cross-departments, and Investment Committees.
• Proven operational leadership across mixed-use or flagship assets, with a track record of enhancing value through strategic execution.
• General management business leadership - running a complex, multi-revenue-stream organization with P&L accountability, not limited to a traditional real estate operating model.
• Event production - planning, budgeting, and executing ticketed events and experiences at scale.
• Financial and accounting practices specific to ticketed attractions - admissions revenue recognition, ticketing systems, deferred revenue, and attendance-based forecasting.
• Exceptional relationship-building, negotiation, and communication skills-able to influence at the executive levels.
• Deep understanding of leasing, tenant mix strategy, partnership structures, and capital markets.
• Proven success in overseeing large-scale assets with multiple operating businesses.
• Advanced Excel modeling and Argus Enterprise expertise
• Exceptional negotiation and communication skills with the ability to influence senior stakeholders.
