The Opportunity

We're looking for a strategic and people-focused leader to oversee all aspects of land development for our division. In this role, you'll guide a team of Land Development Managers, Project Managers, and Coordinators through every phase of site development - from planning and budgeting to construction execution, inspections, and community turnover. You will serve as the central point of accountability for schedule performance, cost control, regulatory compliance, and overall departmental results.

Key Responsibilities

Site Development Leadership
  • Oversee all project schedules; review, approve, and conduct weekly schedule compliance reviews.
  • Lead land planning, entitlement, and engineering efforts for acquisition targets.
  • Conduct contract and scope-of-work briefings with internal teams and external partners.
  • Facilitate pre-construction meetings with subcontractors, agencies, utilities, and consultants.
  • Coordinate with government officials, inspectors, consultants, and subcontractors to secure necessary permits and ensure smooth project execution.
  • Monitor workmanship and progress to ensure adherence to schedule and quality standards.
  • Create, review, approve, and maintain project budgets, including monthly updates with accounting teams.
  • Deliver weekly project status updates.
  • Supervise Land Development and Project Managers; lead weekly staff meetings and monthly budget reviews.
Tract Acceptance & Bond Exoneration
  • Schedule and participate in municipal inspections to achieve final improvement acceptance.
  • Address municipal punch-list items and follow through to completion.
  • Obtain final sign-off letters and prepare documentation required for bond exoneration.
  • Partner with HOA groups to manage turnover punch lists at subdivision completion.
General Management & Operational Oversight
  • Prepare bid forms, bid spreads, bid analyses, and recommendations for award.
  • Oversee contract drafting and administration.
  • Review, approve, and negotiate subcontractor/consultant pay applications and change orders.
  • Evaluate cost impacts to budgets and participate in monthly financial reviews.
  • Partner with the Acquisition team on feasibility studies, cost estimates, and value-engineering for new projects.
  • Oversee the full HOA process, including document creation, management company coordination, board participation, and turnover to resident-controlled boards.
  • Lead weekly New Community meetings.
  • Support the VP of Land on CDD-related activities.
  • Ensure compliance with corporate policies, especially related to auditable land development files.
Special Assignments (as needed)
  • Manage project accounts receivable, prepare reimbursement requests, support bidding of special projects, and take on additional tasks aligned with division goals.


What You Bring
