Who You Are:
The Director, Capital Planning is a strategic leader responsible for shaping and coordinating the enterprise capital planning process across QTS's development portfolio.
This role translates business growth priorities, project realities, and cross-functional inputs into a coherent, decision-ready view of capital needs, risks, and trade-offs for executive leadership.
Operating within the Integrated Business Planning (IBP) framework, this role partners across Real Estate, Power, Supply Chain, Construction Delivery, Finance, and Project Controls to ensure capital plans are grounded in execution realities and aligned to enterprise priorities.
The Director brings an institutional-quality lens to capital planning, helping improve allocation discipline, investment visibility, and governance rigor across a large, fast-scaling portfolio.
This role provides strategic leadership across capital planning, translating enterprise priorities into decision-ready planning outputs while shaping the processes, capabilities, and cross-functional alignment required to support long-term portfolio growth.
What You Will Do:
• Lead development and coordination of the enterprise capital plan, consolidating inputs across demand, real estate, power, supply chain, and delivery teams into a decision-ready capital outlook.
• Drive portfolio-level analysis of capital timing, prioritization, and trade-offs to support disciplined investment decisions and executive planning discussions.
• Partner with cross-functional leaders to validate assumptions, surface risks, and improve visibility into capital drivers, constraints, and execution impacts.
• Prepare and frame capital planning materials for executive leadership, governance forums, and other decision-making bodies, clearly articulating changes, drivers, and implications.
• Strengthen capital planning governance by improving data integrity, analytical consistency, and alignment between project-level requests and enterprise-level plans.
• Lead scenario-based analysis for executives to evaluate capital deployment decisions under changing business conditions, portfolio priorities, and execution constraints.
• Develop and mentor team members while helping establish scalable standards, processes, and governance disciplines for the Capital Planning function.
• Serve as a strategic partner to senior leadership by translating complex capital data into clear insights that improve confidence in enterprise planning and investment decisions.
What You Will Need to Be Successful
Required Qualifications
• Bachelor's degree in Business, Finance, Accounting, Economics, Real Estate, or a related field.
• 10+ years of progressive experience in capital planning, development finance, strategic planning, portfolio analytics, or related disciplines.
• Experience supporting executive decision-making, governance processes, and cross-functional planning within a capital-intensive environment.
• Strong analytical and financial modeling capabilities, with the ability to synthesize complex inputs into clear business recommendations.
• Demonstrated leadership capability, including experience leading teams, influencing across matrixed organizations, or building new planning disciplines.
Nice To Have:
• Experience in data center development, real estate, infrastructure, energy, or other asset-intensive industries.
• Familiarity with integrated business planning, capital governance frameworks, and multi-year portfolio planning.
• Demonstrated ability to operate with an institutional investor mindset in evaluating capital deployment, risk, and portfolio trade-offs.
