Full Job Description
ROLE OVERVIEW

Nscale is seeking a Director, Capacity Planning to own the long-range capacity plan that aligns Nscale's
land, power, colocation, and development pipeline with AI compute demand across the Americas. Reporting
to the SVP, Site Selection, you will be the single source of truth for how much data center capacity Nscale
needs, where, and when - translating demand forecasts into build, lease, and colocation decisions across
the portfolio.

You will build and run the demand-to-supply planning engine - the models, scenarios, systems, and
governance that convert demand signals into site pursuits, colocation transactions, and development starts
- partnering closely with Development, Market Intelligence, CoLo Leasing, Energy and Power, and
Compute/Sales teams to keep supply ahead of demand.

CAPACITY PLANNING & DEMAND ALIGNMENT

- Own the Americas long-range capacity plan - consolidating compute demand forecasts and
translating them into land, power, and data center capacity requirements by market and time horizon
- Build and maintain the demand-to-supply model, matching demand SKUs and workload types
(including air- and liquid-cooled requirements) to build, lease, and colocation supply options
- Run scenario and sensitivity planning - demand upside/downside, schedule slip, power delay - and
quantify capacity risk, buffer strategy, and contingency options
- Set and track the capacity targets that drive regional development pod count, colocation deal volume,
and land acquisition pacing

SUPPLY SOLUTIONING & PORTFOLIO STRATEGY

- Lead build-vs-lease-vs-colocation solutioning - evaluating how each demand signal is best served
across self-build, powered land, and third-party capacity on cost, speed, and risk
- Partner with Development, CoLo Leasing, and Energy and Power to sequence projects and
transactions against demand milestones, speed-to-power, and delivery risk
- Maintain portfolio-wide visibility of committed, contracted, and pipeline capacity (MW, go-live dates,
ramp schedules) against the demand forecast
- Support FID and investment-committee packages with demand justification, utilization forecasts, and
capacity analytics

PLANNING SYSTEMS, PROCESS & GOVERNANCE

- Design and own the capacity planning process, cadence, and governance - establishing a single
source of truth for demand and supply across the portfolio
- Stand up and continuously improve planning tools and dashboards (integrated business planning
systems such as SAP IBP, BI dashboards), partnering with Data/IT and platform teams
- Define the data model, planning inputs, and refresh cadence, and drive planning standardization, data
integrity, and process discipline across contributing teams
- Deliver executive reporting on capacity position, gaps, risks, and the decisions needed to stay ahead of
demand

STAKEHOLDER ENGAGEMENT

- Represent capacity planning in executive reviews, investment committees, and planning forums,
presenting clear recommendations on build, lease, and colocation trade-offs
- Act as the connective tissue between compute/sales demand owners and the land, power,
development, and leasing supply owners
- Hire, mentor, and develop team members, building a high-performance planning culture as the function
scales

QUALIFICATIONS

- Bachelor's Degree in Engineering, Supply Chain, Business, Finance, or a relevant field; MBA or
advanced degree preferred
- 10+ years of related experience in capacity planning, supply planning, or infrastructure portfolio
planning, with progressive leadership responsibility
- Data center capacity or supply planning experience strongly preferred (hyperscale, colocation, or
mission-critical infrastructure)
- Demonstrated expertise translating demand forecasts into build/lease/buy supply plans, scenario
models, and capacity risk analysis
- Experience implementing and running integrated business planning systems (e.g., SAP IBP) and
BI/dashboard tooling with cross-functional stakeholders
- Working knowledge of data center development, power delivery timelines, and colocation transactions
and their role in capacity delivery
- Proven ability to lead cross-functional planning processes across many stakeholders in a fast-paced
environment; bilingual English/Spanish a plus given planned Latin America expansion
- Proficiency in Google Suite and Microsoft Office tools
- Willingness to travel up to 25% based on business needs
