About the Position:
Reporting to the Land Development Manager, the Project Manager is a member of the land development team responsible for leading multi-disciplinary project teams through all aspects of land development projects. This includes developing and managing project planning, execution, communication, and reporting.

Duties and Responsibilities:
  • Plan and communicate all project timelines, milestones, deliverables, and micro-deliverables using the appropriate software tools and/or PM methods.
  • Coordinate with consultants and stakeholders to ensure compliance with zoning and environmental regulations, managing the bidding process and handling project close-out.
  • Meet with other professionals and clients at an early stage to agree on the project brief.
  • Review studies, research and reports related to items such as land use, community facility planning, zoning, variances, architectural review, historic preservations, and comprehensive plans.
  • Outline project demands, timelines, material needs, labour resources, equipment, and other key component inputs required for successful project completion.
  • Analyze building codes, by-laws, space requirements, site requirements and other technical documents and reports.
  • Provide financial analysis of projects which may include proformas, budget and cashflow.
  • Manage project activities throughout lifecycle, including overseeing the planning and design of projects, the allocation of adequate resources, scheduling, documentation, budget, and other factors necessary for success.
  • Liaise with consultants and clients to make key decisions about the way a project is delivered.
  • Apply for all necessary permits required to proceed with project execution.
  • Work with marketing to develop effective communication and branding strategies to generate interest in the project and generate early customer intent to purchase conversations.
  • Track all project costs to ensure completion within budget and procure extra budget funding where necessary.
  • Negotiate with qualified bidders and recommend the award of contracts.
  • Liaise with stakeholders to ensure proper information flow.
  • Facilitate and manage correspondence between the Land Development Manager, land development team members, lawyers, buyers and consultants to ensure smooth negotiation.
  • Exemplify exceptional planning and communication skills and be able to demonstrate a strong ability to collaborate effectively with others involved in the project.
  • Establish and deliver mechanisms for tracking project progress and reporting to stakeholders via a formal communication plan.
  • Review and recommend payment of all project related costs.
Skills, Qualifications and Experience:
  • Completed post-secondary education in Construction Management, Civil Engineering, Building Technology, Project Management, Architectural Design, Engineering, or related academic field of study.
  • Professional Engineer, C.E.T. Designation, Gold Seal Constructor, or PMP preferred.
  • Three (3) or more years of land development experience, with preference for at least one (1) year as a Project Manager in land development.
  • Two (2) or more years of experience in construction project management, preferably in the construction industry.
  • High proficiency in Microsoft Office Excel, Word, Outlook is required.
  • Ability to read engineering plans and interpret municipal specifications required.
  • Advanced understanding of construction design and planning techniques required.
  • Advanced understanding of local, provincial, and federal workplace compliance regulations, ordinances, and legislation requirements.
  • Basic understanding of employment and safety legislation.
  • A valid class five (5) driver's license and personal reliable transportation is required.
  • Criminal Records Check to the company's satisfaction is required.
  • A valid class five (5) driver's license is required.
  • A clean drivers abstract is required for the operation of company vehicles on public roadways.
