Design Manager - IMP Walls
Position SummaryThe Design Manager is responsible for leading andcoordinating all design-related activities throughout the preconstruction,detailing, procurement support, and design execution phases of assignedInsulated Metal Panel (IMP) wall projects. This role serves as the primary linkbetween Estimating, Engineering, Design, Procurement, BIM, Project Management,Customers, Architects, Engineers, and General Contractors.
This position requires a highly organized constructionprofessional with strong project management capabilities who can manageschedules, drive accountability, coordinate multiple stakeholders, and ensureall design deliverables are completed accurately and on time.
The Design Manager owns the design process from estimatinghandoff through released-for-construction documentation while ensuringalignment with contract requirements, project specifications, customerexpectations, and company standards.
Essential Duties and ResponsibilitiesProject Leadership & Coordination• Attend and actively participate in projectestimating handoff meetings.
• Review project scope, specifications, schedules,and contractual requirements.
• Develop and manage project design executionplans.
• Lead project-specific internal design meetingsand drive accountability for action items.
• Participate in project-specific customer designmeetings and maintain positive client relationships.
• Coordinate design activities with:
o Architects of Record (AOR)
o Engineers of Record (EOR)
o Internal Engineering Teams
o General Contractors
o Customers and Owner Representatives
o Procurement Teams
o BIM Coordination Teams
• Ensure seamless communication between projectstakeholders throughout the design phase.
Design & Technical Oversight• Review architectural, structural, and shopdrawings for completeness and constructability.
• Review project details and request requireddesign revisions.
• Interpret and implement project specificationsinto design deliverables.
• Ensure all design documents comply with projectrequirements and contractual obligations.
• Review and coordinate BIM models and participatein weekly BIM coordination meetings.
• Verify model accuracy and alignment with projectdesign intent.
• Resolve design conflicts and coordinatesolutions across project teams.
RFI, Submittal & Document Management• Maintain ownership of all Requests forInformation (RFIs) during the design phase.
• Prepare, submit, track, and manage all drawingsubmittals.
• Manage IFC (Issued for Construction)documentation.
• Coordinate Requests for Fabrication (RFF) frommodel completion through document distribution.
• Maintain design logs and submittal trackingsystems.
• Ensure prompt response and resolution ofdesign-related issues.
• Drive closure of open design items, comments,and review cycles.
Procurement & Manufacturing Support• Review project requirements and develop accuratecut list deliverables.
• Submit and manage:
o IMP Cut Lists
o Light Gauge Cut Lists
o Miscellaneous Material Cut Lists
o ABM Deliverables
• Coordinate closely with Procurement to supportmaterial purchasing schedules.
• Ensure design outputs support fabrication,procurement, and field installation requirements.
• Assist in design decisions that improveconstructability, schedule, quality, and profitability.
Schedule & Project Controls• Create and manage design and procurementschedules.
• Track design progress against projectmilestones.
• Coordinate with Project Managers and Schedulersto maintain project delivery timelines.
• Ensure timely return of customer and consultantsubmittals.
• Monitor schedule impacts and proactivelymitigate delays.
• Manage design-related changes and coordinaterevisions.
• Drive completion of deliverables according toproject commitments.
Team Leadership• Manage and coordinate subcontract detailers anddesign resources.
• Assign work and monitor productivity ofsub-detailers.
• Provide technical guidance and mentorship todetailing personnel.
• Promote continuous improvement, accountability,and collaboration.
• Support development of department processes,standards, SOPs, and best practices.
Preferred QualificationsEducation• Bachelor's Degree in Construction Management,Engineering, Architecture, Project Management, or related field preferred.
• Equivalent industry experience may besubstituted for formal education.
Experience• 5+ years of experience in commercialconstruction, design management, detailing, project management, BIMcoordination, or related disciplines.
• Experience working with insulated metal panelsystems, steel structures, building envelope systems, or industrialconstruction projects preferred.
• Proven ability to manage multiple projectssimultaneously.
Technical Skills• Ability to read and interpret:
o Structural drawings
o Architectural drawings
o Specifications
o Contract documents
• Experience with:
o Bluebeam
o Autodesk Construction Cloud (ACC)
o Procore
o Revit
o Tekla
o Navisworks
o Microsoft Office Suite
• Strong understanding of BIM coordination andconstruction workflows.
