POSITION SUMMARY:The role of
Cost Manager 2 assists and supports the Project Manager on assigned projects. The position works under direct supervision, performs routine daily activities and gathers and distributes information. This position requires an adaptable team-player with business management acumen and must demonstrate strong leadership, organizational and time management skills, attention to detail, as well as strong communication and customer service skills. The individual must function effectively both independently and as part of a team with strong written and verbal communication skills.
MAJOR DUTIES & RESPONSIBILITIES:- Change management, including soliciting, receiving, reviewing, and preparing pricing and change orders within Project Sight
- Contract understanding - need to fully understand the Owner and Subcontractor Agreements
Proven understanding of various delivery methods - Budget tracking - understanding and execution of budget as it applies to cost of work, allowances, contingency, billable items, non-reimbursable items, application of fee and other mark-ups.
- Manage the Subcontractor monthly billing process, including review of G702 / G703 documents for accuracy, ensuring compliance while maintaining timeline of monthly billing cycle, assist in creation of Owner billings.
- Manage open accounts receivable and accounts payable for compliance with requirements
- Daily communication with field staff to understand schedule position and changes in the field
- Management of time and material/field ticket process
- Creation of cost and revenue forecasting, as well as monthly PSRs
- Initiate, prepare, review, track, and distribute RFIs
- Track and inspect material deliveries
- Perform quality control and progress inspections
- Assist in the preparation of monthly client reports
- Assist and/or complete project close-out and oversee punch list documentation
- Assist in the maintenance of accurate contract documents through project management software as it relates to change
- Assist with project-specific integration of quality, closeout, & procurement technology software

MINIMUM QUALIFICATIONS:- Bachelor's Degree- Construction Management, Engineering, equivalent degree, or related work experience
- 8 years of industry experience.
WORKING CONDITIONS AND PHYSICAL EFFORTS:- You must be adaptable to all types of weather conditions and traverse and inspect all areas of a construction job site, including walking, climbing, reaching, bending, crawling, or stretching.
- Ability to physically stand, bend, sit for long periods, and squat throughout the day.
- Ability to repeat the same movements.
- Ability to communicate effectively to participate fully in meetings, video conferences, and phone calls.
- Ability to compose, send, and reply to emails and written correspondence.
- Must be able to lift, pull, or move up to 50 pounds at a time.
- Travel may be required occasionally, primarily in the metropolitan area but sometimes domestically (must have a valid Driver's License).
- Exposure to characteristic construction site hazards.
