Job SummaryThe Corporate Development Senior Analyst supports regional business planning/analysis, strategic initiatives, and new business development research. They are expected to build strong partnerships with some major functions and consult on strategic planning, mergers and acquisitions, and real estate investments. This role combines strategic thinking with advanced financial analysis, investment evaluation, valuation modeling, and assessment of alternative sources of capital to drive long-term growth.
ResponsibilitiesInvestment Management
- Assists in evaluation of real strategy for each metro and supports capex forecasts on planned development
- Supports the preparation of business cases for new development
- Builds and maintains complex financial models, including three-statement, DCF, IRR, and other investment valuation models to support strategic decision-making
- Coordinates investment approval process and capex prioritization
- Assists with creation of investment proposals to executive management
- Assists in evaluation of site business performance against plans
- Supports asset management optimization strategies including expansion, contraction, disposition and reconfiguration of properties
- Performs financial analysis, valuation, scenario modeling, and investment return assessments
- Monitors capital markets trends and alternative sources of capital to inform investment and financing discussions
- Conducts ad hoc financial analysis and support investment analysis for other business units, including M&A, Strategy, Business Development, and others
Project and Program Management
- Attends and supports cross functional team meetings
- Assists in preparation of Executive staff and Board presentation materials
- Supports efforts on internal consulting projects focused on new markets/products, growth initiatives or profitability improvements
- Aids in short-term consulting/problem solving/performance improvement support & advice to E-team, as needed
- Prepares team meeting materials
Cross-Functional Coordination
- Develops relationships with key stakeholders throughout the company
- Proactively communicates with internal departments to ensure accurate data is used for modeling purposes
Qualifications
- Bachelor's degree preferred
- 2+ years of business experience, preferably in Investment Banking/Top tier Management consulting/Corporate Finance/Corporate Development at a leading technology company
- Proficiency in Excel-based financial modeling, including three-statement modeling, DCF analysis, and scenario/sensitivity analysis
- Demonstrated experience building and analyzing financial models to support investment or strategic decision-making
- Familiarity with capital markets, financing structures, and alternative sources of capital is a plus
The targeted pay range for this position in the following location is / locations are:
Canada - Toronto Office TRO : 81,000 - 121,000 CAD / Annual
United States - Dallas Infomart Office DAI : 90,000 - 136,000 USD / Annual
Our pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and location.
The pay range shown is based on our compensation structure in place at the time of posting and may be updated periodically based on business needs. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.
