Commercial Superintendent COMMERCIAL SUPERINTENDENT ESSENTIAL DUTIES AND RESPONSIBILITIES: Core duties and responsibilities include the following. Other duties may be assigned
- Develop, manage, and improve business infrastructure and operations built around industry best practices to enhance efficiency.
- Oversee procedures and processes for efficiency and thoughtfully implement recommendations to develop and improve them.
- Oversee preparation and ensure execution of job contract.
- Negotiate with and select subcontractors to perform the work. Draft subcontracts.
- Review the plans and specifications for construction and construction schedules
- Assist is the management of the pre-construction schedule.
- Advise project team of issues and deficiencies
- Understand the contract between CaseCo and owner/client.
- Understand project estimate and budget set-up.
- Understand subcontractor and supplier contracts.
- Prepare, manage, and update the detailed project schedule with sequence and activity duration including procurement items.
- Establish the punch list process and close-out procedures with Project Manager, Owner and Architect before subcontractor work starts.
- Maintain a Zero Punchlist.
- Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.
- Opening the jobsite at the beginning of the day and securing the jobsite at the end of the day.
- Perform quality control duties and responsibilities regarding the work being performed.
- Ensure that subcontractor is fully executing and complying with his contracted scope of work.
- Coordinate required inspections with local jurisdictions.
- Identify subcontractor non-compliance with safety, health, and environmental standards.
- Identify conflicts in construction progress and communicate them to project team for resolution.
- Maintain daily log (written) of all activities on jobsite.
- Perform superintendent duties at multiple job sites, simultaneously.
- Ensure subcontractor has corrected all deficiencies identified by project team.
- Walk project daily to monitor activities and assist in future planning.
- Provide Project Manager with 2-week look ahead schedules
- Gather project material submittals and maintain records of approvals at the job site.
- Issue notices of non-compliance to subcontractor in regard to quality of work or scheduling.
- Identify and track all long lead time items on the project critical path.
- Prepare for and lead weekly progress meetings.
- Anticipate issues and proactively works to avoid or resolve them
- Track submittals, prepare requests for information, and create owner and subcontractor change orders.
- Revise monthly cost projection and handle collections related to work.
- Update project schedule as needed to meet the final deadline.
- Deliver project on time, within budget and "100% at move-in." "100% at move-in" is having no punch list at completion
- Resolve interpersonal conflicts among project staff, handle errors or delays and respond to crisis
- Coordinate with Owners to align goals, make improvements, strategize, and implement changes.
- Ensure job safety requirements are understood and implemented by all project personnel and subcontractors, working with management team as needed.
- Organize and lead on-site safety meetings.
- Review the subcontractor agreements and enforce safety program as work gets started.
- Watch for and correct ALL safety hazards on the jobsite. Report all safety incidents to management.

- 5 years of experience as a Superintendent in commercial construction
- Knowledgeable of and ability to read and interpret plans and specifications
- Good subcontractor bid solicitation skills
- Working knowledge of various computer programs (experience with Procore and Microsoft Project is preferred but not required); Proficient computer skills in Microsoft Office Suite (Word, PowerPoint, Outlook, and Excel).
- Excellent analytical and time-management skills with good interpersonal skills and communication with all stakeholders.
- Able to work at the company office in Purcellville, VA when required
- Must have a vehicle to use for work
