Full Job Description
We are looking for an experienced Quality Control Project Manager to keep our projects on track, on standard, and closeout ready.

The Quality Control Project Manager Position:

We are seeking a detail driven and dependable Quality Control Project Manager to own the final stage of every project and protect the company at the finish line. This role ensures interior renovation, unit turn, and capital improvement projects are completed, documented, approved, and ready for final billing or turnover in accordance with O'Brien Interior Group's quality standards, project specifications, and client expectations. As the final closeout approver, the QC PM reviews scope completion, collects final photos, and confirms project completion so Project Managers can deliver on time, on budget, and at a consistently high level of quality.

The QC PM also builds and maintains a repository of approved scopes of work for Capital Expenditure projects, conducts post work customer surveys, and updates scopes and SOPs in support of O'Brien's Constant Pursuit of Better, proactively identifying issues and implementing quality processes that reduce rework, warranty claims, and project risk while supporting profitability and customer satisfaction. This position requires regular travel to various project sites within the Midwest, and overnight travel is necessary.

Key Responsibilities:
  • Perform site inspections throughout all phases of construction and renovation to verify compliance with plans, specifications, scopes of work, manufacturer requirements, and company standards.
  • Develop, implement, and maintain project quality control programs, checklists, and inspection processes.
  • Conduct quality audits of subcontractor work and internal labor teams, identifying issues that require immediate training or attention.
  • Manage punch lists, assigning responsibility, tracking corrections, and confirming timely completion.
  • Verify scope completion and confirm all contracted work meets approved scope, plans, specifications, and quality standards before closeout.
  • Serve as final closeout approver, coordinating client and owner acceptance along with internal approval before a project is officially closed.
  • Collect and archive closeout documentation, including final photos, warranties, manuals, inspection reports, permits, signoffs, lien waivers, and acceptance forms.
  • Support final billing by confirming work is complete so the project team can process final invoices and retainage.
  • Track warranty and post-work issues, coordinating resolution after turnover.
  • Create and maintain a repository of approved scopes of work, and update scopes and SOPs based on lessons learned and recurring issues.
  • Coordinate quality expectations during project kickoff meetings and participate in scope reviews, constructability reviews, and turnover meetings.
  • Track project progress and proactively communicate quality related risks that could impact schedule, budget, safety, or customer satisfaction.
  • Partner with Project Managers on planning, sequencing, and logistics to keep projects on schedule and budget while minimizing disruption to occupied communities.
  • Maintain project records in Procore, SharePoint, or other company systems in compliance with company standards.
  • Train Project Managers, field teams, and subcontractors on installation standards and expectations, and inspect completed work prior to client, owner, or community walkthroughs.
  • Conduct post work customer surveys and promote a culture of accountability, professionalism, continuous improvement, and safety.

Qualifications & Abilities:
  • Bachelor of Science in Engineering or Construction Management is preferred, or an equivalent combination of professional training and experience.
  • Minimum of 7 years of experience in the construction industry, specifically within multifamily or commercial sectors.
  • Software Proficiency: Strong computer skills, including advanced knowledge of Procore and Microsoft Office Suite.
  • Leadership Traits: Creative, results-oriented, and self-motivated with a strong sense of urgency.
  • Communication Skills: Excellent verbal and written communication skills with an adaptable style suited for diverse stakeholders and team members.
  • Problem Solving: Exceptional analytical skills with a keen focus on accuracy, thoroughness, and timeliness.

Work Environment & Physical Requirements:
  • Combination of field and office work on a regular basis.
  • Travel to project sites across multiple states as necessary.
  • Field work involves exposure to adverse weather, loud noise levels, and high-activity construction environments.
  • Ability to sit or stand for extended periods.
