Job Type: Office-based in Chicago Loop; Travel as needed (estimated 25-40%)

Overview
We are seeking a Construction Project Manager to support capital improvement and renovation projects across our real estate portfolio. You will be responsible for managing the construction process from project inception through completion, working closely with internal teams, external contractors, and consultants. The ideal candidate is detail-oriented, highly organized, and eager to learn in a fast-paced, dynamic environment and excels at communicating project progress and needs to internal stakeholders.

Key Responsibilities
  • Project Oversight & Management:
    Oversee aspects of capital projects including planning, budgeting, contractor selection, scheduling, and execution. Ensure projects are completed on time, within budget, and to the required quality standards.
  • Budget & Cost Control:
    Develop detailed project budgets, review estimates, and track expenses throughout the lifecycle of the project. Coordinate frequent updates to internal teams, including Property Management and Accounting. Identify opportunities for cost savings while maintaining quality standards.
  • Contractor & Vendor Management:
    Manage relationships with contractors, vendors, and subcontractors. Ensure that contracts are executed properly, timelines are adhered to, and quality expectations are met.
  • Risk Management & Problem Solving:
    Identify potential risks to project timelines and budgets. Develop mitigation strategies and resolve issues promptly to keep projects on track.
  • Coordination with Internal Teams:
    Work closely with the investment, property management, and finance teams to align project goals with the firm's overall business strategy.
  • Compliance & Safety:
    Ensure all projects comply with local building codes, zoning laws, and regulations. Communicate safety standards to on-site staff/contractors to ensure adherence to OSHA guidelines.
  • Reporting & Communication:
    Provide regular updates on project progress, budget status, and any potential delays or issues to department head and other stakeholders.
  • Quality Assurance:
    Monitor construction quality and craftsmanship to ensure that final deliverables meet the company's standards.
  • Tenant & Occupant Considerations:
    Coordinate with property management to ensure minimal disruption to existing tenants and staff.
Qualifications
  • Bachelor's degree in Construction Management, Architecture, or a related field
  • Minimum of 5 years of experience in construction or development management.
  • Strong understanding of construction methods, contract negotiation, project scheduling, and budgeting/value-engineering.
  • Specific project experience with renovating existing buildings, particularly multi-family residential, is preferred.
  • Knowledge of relevant local, state, and federal building codes and regulations.
  • Exceptional organizational, communication, and leadership skills.
  • Ability to work under pressure, manage multiple projects simultaneously, and meet deadlines.
  • Proficiency with project management software (e.g., Smartsheets) and Microsoft Office Suite.
  • Strong problem-solving skills, ability to pivot quickly, and attention to detail.
  • Willingness to travel as needed (approx. 25%).
