SUMMARY

Ajax Building Company, part of the STO Building Group, is seeking a driven Project Manager to lead the planning and execution of complex healthcare construction projects from preconstruction through closeout. In this role, you will oversee projects in occupied hospitals, medical office buildings, surgical centers, and other healthcare environments while partnering closely with field leadership, subcontractors, and project stakeholders to deliver high-quality projects safely, on schedule, and within budget.

As Healthcare Project Manager, you will serve as the primary point of contact for owners, architects, engineers, hospital leadership, and key project stakeholders while managing project performance, cost, schedule, quality, and risk. This role requires a strong understanding of healthcare construction, including phased renovations, infection prevention, regulatory compliance, and maintaining uninterrupted patient care throughout construction.

The Project Manager reports directly to the Project Executive.

ESSENTIAL FUNCTIONS
  • Lead the planning, execution, and closeout of healthcare construction projects, including occupied hospital renovations, medical office buildings, surgical centers, and new healthcare facilities.
  • Manage overall project execution, coordinating field leadership, subcontractors, consultants, vendors, and project stakeholders to ensure projects are delivered safely, on schedule, within budget, and in accordance with contract documents.
  • Develop and implement project operating procedures, logistics plans, schedules, and communication strategies that support successful project delivery while minimizing disruption to hospital operations and patient care.
  • Establish and manage project budgets, schedules, forecasts, and financial reporting while proactively identifying and mitigating project risks.
  • Coordinate with hospital administrators, facility managers, infection prevention teams, clinical staff, architects, engineers, AHCA representatives, and other stakeholders throughout the project lifecycle.
  • Lead planning efforts for phased construction, utility shutdowns, Infection Control Risk Assessment (ICRA), Interim Life Safety Measures (ILSM), temporary facilities, and occupancy transitions required for active healthcare environments.
  • Oversee procurement activities, including subcontractor buyout, material purchases, long-lead equipment, and specialty healthcare systems.
  • Manage project contracts, change orders, RFIs, submittals, cost reporting, forecasting, and owner billing to ensure successful financial performance.
  • Review project performance metrics and proactively manage cost, schedule, quality, safety, and risk throughout all phases of construction.
  • Partner closely with Superintendents to resolve field challenges, improve constructability, coordinate project sequencing, and maintain schedule commitments.
  • Serve as Ajax's primary representative in communications and negotiations with owners, architects, engineers, hospital leadership, consultants, and regulatory agencies.
  • Ensure compliance with AHCA requirements, owner standards, project specifications, applicable building codes, and healthcare construction regulations.
  • Oversee project commissioning, turnover, owner training, closeout documentation, and warranty activities to ensure a successful transition to hospital operations.
  • Build and maintain strong relationships with clients, healthcare systems, design teams, subcontractors, and internal project teams to promote repeat business and long-term partnerships.
  • Promote a culture of safety, quality, collaboration, and continuous improvement through active participation in Ajax's safety initiatives and Quality Improvement Plan.


QUALIFICATIONS
  • 5+ years of commercial construction project management experience.
  • Healthcare construction experience strongly preferred, including hospitals, medical office buildings, surgical centers, or other healthcare facilities.
  • Experience managing projects within occupied hospital or healthcare environments preferred.
  • Bachelor's degree in Construction Management, Civil Engineering, or related field.
  • General Contractor License preferred.
  • Strong understanding of healthcare construction practices, including phased construction, infection prevention, utility shutdown planning, and maintaining active facility operations.
  • Working knowledge of AHCA regulations, Infection Control Risk Assessment (ICRA), Interim Life Safety Measures (ILSM), and healthcare regulatory requirements preferred.
  • Demonstrated ability to manage project budgets, schedules, procurement, contracts, change management, and financial forecasting.
  • Excellent leadership, communication, negotiation, organizational, and problem-solving skills.
  • Strong understanding of commercial construction methods, scheduling, building systems, quality management, and risk mitigation.
