Job Posting:

As Ferguson continues to engage during preconstruction and take a larger role in construction projects, our associates are getting involved in the non-PVF supply aspects of construction management and the nuances of the larger role we are taking on. On some projects, this includes being an on-site representative of Ferguson, managing submittals, deliveries, and storage, and working directly with contractor teams on all aspects of administration including invoicing, change orders, and field issues. This person will need to coordinate with many departments in Ferguson and take a more active role in certain areas than typical project management may engage in (e.g., prompt payment/credit, ops, legal, insurance).

Depending on the project arrangement, we may be closely collaborating directly with the GC, design builder, or CMAR, while also working with one or multiple installing subcontractors. Contractual arrangements are unique in these scenarios, and how we interface will be different every time. This project role requires advanced knowledge of construction management processes and construction delivery methods to be able to tackle any challenges that arise on site, from the administration side to the installation of products, and to be able to engage in a meaningful way that leads to more project work with a larger role for Ferguson.

The role is more akin to a contractor’s project engineer or project manager role, with similar experience and knowledge expectations and responsibilities, in addition to the ability to perform typical Ferguson PM duties.

This role will support customers in the South Bay Area. Occasional travel for client site visits will be required.

Depending on the locations and details of new projects requiring construction management, successful construction management associates will have a willingness to:

  • Move to a project area for 1-3 years during construction

  • Work in a hybrid environment where there is frequent/some travel to the project site

Responsibilities:

  • Submittals – Review vendor submittals for compliance with specifications and drawings. Collaborate with vendors, GCs, and design engineers to receive first round approval for all submittals. Track submittal progress and meet completion goals.

  • RFIs – Author RFIs to contractors and manage the RFI process and impacts to the contract.

  • Change Orders, Claims, Backcharges – Proactively manage the change process to ensure contracts stay up to date and changes are resolved quickly.

  • Billing/invoicing and collections – Prepare monthly invoices in a variety of formats as dictated by the project. Track payments and work with credit to maintain positive cash flow.

  • Financials – Responsible for the financial health of the project. Project the project’s margin, track monthly to ensure target will be met, make adjustments as needed, and keep leadership informed. Maintain positive cash flow and reduce exposures with potential to erode margin and customer satisfaction.

  • Quality Control – Ensure pre-delivery quality measures are taking place at factories, witness testing as needed. Maintain and submit quality documentation. Take part in project site quality control program and inspections of Ferguson’s products. Collaborate with the project team to quickly resolve quality issues. Engage vendors as needed to resolve issues.

  • Risk Management –Manage and mitigate project risks to avoid exposures to Ferguson. Contribute to our customer’s risk register. Protect Ferguson and our customers.

  • Scheduling – Review CPM project schedules from the contractor and coordinate our deliveries with their schedule. Advise on required changes due to lead times and coordinate Ferguson’s internal schedule. Work with vendors to maintain lead times and avoid any project delays.

  • Material Tracking – Track material through the supply chain, coordinating with the schedule and on-site project team. Track on-site locations of materials, when they are installed, and consumption of consumable materials to ensure installing contractors have what they need. Advise contractors on required periodic maintenance while material is in storage or before commissioning.

  • Day to day communication – Proactively communicate with vendors and contractors to avoid delays, minimize risk, and position Ferguson as the distributor of choice. Understand our role in the project org chart and project delivery type to exceed expectations. Taking a proactive approach to communication is a key to success in the role.

  • On Site Representation – Some projects will require an on-site presence while Ferguson is actively shipping material to the project site. Represent Ferguson in a professional manner and be an active part of the project team.

Qualifications:

  • Experience working on a construction site and collaborating with project teams to execute the project.

  • 6+ years of industry experience, 3+ years of project management experience.

  • Extensive history with the submittal process and experience leading a construction project through submittals (GC, sub, and supplier experience all good).

  • Strong understanding of contract delivery methods, differences, and the responsibilities of each party (DBB, DB, CMAR; Owner, engineer, DB/CMAR, subcontractors). DBIA certification a plus.

  • Understanding of risk management in collaborative delivery, including contingencies, allowances, risk matrices and risk mitigation. Experience identifying project risks and mitigation strategies.

  • Experience reading construction contracts, subcontracts, and purchase orders. Familiarity with general/supplementary conditions, Division 1 specifications, and specifications in general.

  • Experience interpreting contract drawings

  • Ability to interpret CPM schedules, notably Primavera P6 format.

  • Familiarity with AIA billing format and typical construction project billing processes.

  • Technical knowledge of PVF materials, vendors, and applications. Experience on water/wastewater treatment plant and large utility projects preferred.

  • Experience with, or willingness to learn, Trilogie and Ferguson systems.- Projects will be in a variety of locations around the country, necessitating flexibility in working location/conditions.
