The Project Manager is responsible for all activities related to the successful execution of all assigned construction projects. Through proper management of personnel, schedule, budget, and quality, the Project Manager contributes to the success of each project and the organization. The position must exercise strong client communication to generate new business development and time management while providing logical and creative solutions to both simple and complex construction challenges. The position is key to providing quality planning and execution of all phases of a construction project including new business development. Through consistent collaboration with design professionals, managers, subcontractors, vendors, and the Legacy Mechanical Services team, the Project Manager ensures that each project is delivered with a budget that matches specifications in the most efficient manner of time.
Supervisory Responsibilities:
• May recruit, interview, hire, and train new staff in the bank.
• Provides constructive and timely performance evaluations.
• Supervises and coordinate activities of craft workers and subcontractors.
Duties/Responsibilities:
• Ensures that employee and jobsite safety is maintained on all jobsites at all times.
• Works with the build team (client, design and Legacy Mechanical Services team) to establish client goals and expectations during pre-construction, project execution, and project completion phases.
• Manages client expectations related to quality, schedule, and budget while serving the best interest of the client and their goals and expectations.
• Develops and maintains professional relationships with owners, subcontractors, vendors, and design professionals.
• Develops, distributes, receives, and executes Scope of Work and Requests for Proposal as well as subcontracts for all categories of assigned projects.
• Develops and distributes requests for information on all assigned projects that facilitates adherence to project schedules.
• Develops and presents project estimates to prospective clients.
• Ensures that all work in place is installed to building code, project, and industry standards.
• Ensures that the Superintendent is adhering to safety, schedule, budget, quality, and site documentation standards on all assigned projects.
• Executes purchase orders and subcontracts with proper coding and risk management.
• Conducts consistent Owner-Architect-Contractor and Architect-Design-Contractor meetings that result in positive project progress and provide documentation of the same to the entire project team.
• Collaborates with Accounts Payable and Accounts Receivable team to ensure that subcontractors, vendors, and Legacy Mechanical Services are paid in a timely manner.
• Maintains and adheres to contractual agreements with owners, subcontractors, and vendors.
• Reviews and processes project shop drawings and submittals.
• Establishes and leads execution of strategies to enhance new business development opportunities.
• Responsible for achieving new business objectives.
• Maintains strong current client relationships and identifies potential clients.
• Contacts potential customers to develop relationships and sales.
• Leverages existing contacts and establishes new relationships with key decision-makers, stakeholders, and potential partners to generate new business.
• Collaborates with service sales team to align new business development strategies and initiatives.
• Performs other related duties as assigned by management.

Education and Experience:
• Bachelor's degree in Construction Management or Engineering preferred.
• 5 years of experience managing construction schedules, budgets, and contracts.
• PMP, PgMP, CAPM, and/or comparable project management certifications preferred.
Physical Requirements:
• Prolonged periods sitting at desk working on a computer.
• Prolonged periods of walking, standing, bending, stretching, pushing, pulling, climbing ladders, or kneeling, lift/carry up to 15 lbs.
• Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
• Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, and the ability to adjust focus.
Pay: $100-$120k DOE
