Overview

Lead the planning and end-to-end delivery of construction projects for TMC, ensuring scope, schedule, quality, safety, and cost objectives are achieved. The Construction Manager coordinates internal teams and external partners, oversees field execution, manages risk and change, and delivers timely reporting to customer and owner representatives as specified by Janus Management.

Responsibilities

  • Budget: Responsible for project budgets and cost controls (labor, materials, equipment, subcontractors) within delegated authority.
  • People: Direct supervision of field crews and subcontractors; coordination with estimators, schedulers, design professionals, and client representatives.
  • Geography: Field based with extensive travel as workload dictates.
  • Compliance: Building codes, safety standards (OSHA), permits, licenses, and contractual obligations.
  • Develop integrated master schedules with logical sequencing; set phase gates, milestones, and critical path activities.
  • Collaborate with Estimating (Dept 750) to translate scopes into baseline budgets and resource plans; validate takeoffs, production rates, and contingencies.
  • Determine labor requirements and mobilization plans; dispatch workers to sites and align subcontractor capacity with schedule demands.
  • Study job specifications, drawings, and contracts; select appropriate construction methods, means, and equipment.
  • Obtain permits and licenses; coordinate inspections with authorities having jurisdiction (AHJs).
  • Facilitate kickoff meetings with owners, design professionals, and field leadership to clarify deliverables, QA/QC expectations, and communication protocols.
  • Direct and supervise workers and subcontractors; enforce work procedures, daily plans, and site logistics.
  • Inspect and review work in progress to ensure compliance with building codes, safety standards, specifications, and regulatory requirements.
  • Implement quality control programs (pre pour, in process, and final inspections; punchlist management; turnover documentation).
  • Proactively address delays, adverse weather, or site emergencies; sequence recovery plans and escalate risks appropriately.
  • Interpret and explain plans and contract terms to staff, trades, and clients; represent the owner/developer when applicable.
  • Negotiate revisions, changes, and additions to contractual agreements with architects, consultants, clients, suppliers, and subcontractors.
  • Manage RFIs, submittals, change orders, and claims; maintain cost and schedule impacts with supporting documentation.
  • Requisition supplies and materials; track deliveries and inventory; prevent stock outs affecting critical path.
  • Partner with Estimating to prepare and submit budget estimates; maintain progress and cost tracking reports (labor productivity, earned value, and forecast to complete).
  • Analyze construction methods for cost effectiveness; leverage technology and data to optimize productivity and reduce waste.
  • Ensure timely reporting to customer and owner representatives as specified by Janus Management.
  • Confer with supervisory personnel, owners, contractors, and design professionals to resolve work procedures, complaints, and construction problems.
  • Investigate damage, accidents, or delays to confirm procedures are followed; document findings and corrective actions.


Qualifications

JOB SPECIFICATIONS:
  • A minimum of 5 years project management experience.
  • Bachelor's degree in Construction/Business Management or related field preferred or equivalent direct experience.
  • Experience in the development of scopes, budgets and schedules.
  • Excellent written and oral communication skills. Proven ability to effectively communicate with all levels of management.
  • Proficient in MS Office Suite of programs - Word, Excel, Outlook. Project.
  • Must be highly mobile and willing to travel extensively as the workload dictates. Travel includes up to 4 days per week as directed.
  • Minimum OSHA 10 certification.
  • Bilingual - English/Spanish a plus

  • Regularly required to walk around active construction sites and climb stairs in inclement weather
