Construction Management Representative
ATI has a current need for a full-time Construction Management Representative in the Dover, TN area. The
Senior
Construction Representative will be responsible for surveillance and documentation of construction projects and delivering findings to our government client. National Park Service (NPS) experience is preferred.
Duties and Responsibilities of a Senior Construction Representative
Construction Oversight & Monitoring
- Observe construction to ensure compliance with plans, specifications, codes, and safety requirements; monitor quality, workmanship, and progress.
- Maintain daily reports with photos documenting activities, issues, and safety compliance.
- Verify contractor adherence to safety plans and accuracy of record drawings.
- Support inspections, including substantial completion and punch lists with cost estimates.
Contract Administration & Documentation
- Manage all project documentation within the CM software system, maintaining logs for submittals, RFIs, schedules, payments, and modifications.
- Review and track RFIs and submittals for completeness and compliance; reject incomplete packages.
- Review CQC reports, O&M manuals, warranties, and closeout documents; report discrepancies.
- Coordinate and document preparatory, initial, and follow-up (3-phase) inspections.
Schedule, Cost & Payment Review
- Review schedules and updates for accuracy; evaluate progress against baseline and identify discrepancies.
- Review monthly payment requests and supporting documentation.
- Review weekly certified payrolls for Department of Labor compliance and conduct labor interviews (SF1445).
Meetings & Communication
- Coordinate, facilitate, and document meetings (progress, safety, inspections); issue minutes within 1 business day.
- Communicate all issues exclusively to the COR/designated authority; maintain neutral, professional conduct without directing the contractor.
Contract Modifications & Negotiations
- Assist with RFPs, IGEs, and proposal analysis (labor, materials, equipment, overhead, profit).
- Support and document negotiations; track contract changes including REAs and TIAs.
Required Qualifications
Education & Experience
- Experience in construction management, engineering, architecture, or related field, including similar renovation or vertical construction projects.
Technical Competencies
- Proficiency in CM and office software (MS Office, Adobe, MS Project, collaboration tools).
- Ability to interpret construction documents, analyze cost estimates, proposals, and schedules.
Certifications & Physical Requirements
- OSHA 30-hour certification required.
- Ability to navigate active construction sites daily.
Professional & Ethical Requirements
- Adhere to FAR ethics; avoid conflicts of interest.
- Protect sensitive information and represent role as a contractor (non-Government).
Pay Range: $95,000 - $115,000/year depending on experience
Location: Dover, TN
Working Hours: Normal Work Hours - Monday - Friday (anticipate 40 per week).
