About the roleWe are seeking a Project Management Consultant to join our team to oversee and manage various Commercial Real Estate projects for a large client with facilities throughout the U.S. The Project Manager will lead high-end commercial real estate projects associated with the Clients real estate transaction activity related to expansions, consolidation, capital improvements, rightsizing and exits.
The candidate will perform its work from one of the Turner & Townsend offices. The specific location of the assigned office will be dependent upon the hiring location and client requirements. The position will require 40% to 50% travel.
This job is part of the Project Management function and is responsible for the management of projects from initiation through completion.
What you'll do- Lead all facets of project management (budget, schedule, procurement, quality & risk) for multiple commercial, high-end renovation projects including planning, design, construction, occupancy and closeout.
- Demonstrate capability to read, understand, and apply standard to sophisticated documents affecting real estate projects, including but not limited to agreements/contracts, leases, work letters, project charters, surveys and drawings.
- Interface and be in direct contact with the clients to define project requirements. Prepare scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.
- Identify project delivery resources from pre-qualified lists or through individual project qualification process; conduct standard request for proposals; completes bid analysis; recommends resources to clients.
- Lead project delivery resources/team providing project guidance and direction to achieve project goals.
- Implement communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitate project meetings.
- Implement project documentation governance aligned with company and Client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.
- Track progress of each project against goals, objectives, approved budgets, approved timelines. Report status and variances. Craft action plans to meet objectives, budget and schedule.
- Implement change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assess change requests to determine impacts to scope, budget, schedule, quality and risk.
- Demonstrate ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement plans to reduce or eliminate project risks.
- Demonstrate a knowledge of projects & project management within the context of business results (larger economic implications, business risk, etc.).
- Conduct complex requests for proposals, complete bid evaluations, and recommend resources to clients.
- Facilitate the development of a charter and integrated timelines.
- Ensure all functions remain on schedule and issues get resolved or escalated.
- Facilitate regular meetings to review project status for active and pending projects.
- Collaborate to develop solutions and guide the project team through implementation and completion.
- Apply advanced knowledge to seek and develop new, better methods for accomplishing both client individual project and portfolio objectives.
- Showcase expertise in own job subject area and in-depth knowledge of other job fields within the organization function.
- Coach others to develop in-depth knowledge and expertise in most or all areas within the function.
- Lead by example and model behaviors that are consistent with CBRE RISE (Respect, Integrity, Service, Excellence) values. Anticipate potential objections and persuade others, often at senior levels and of divergent interest, to adopt a different point of view.

- Report regularly to a Director Project Management/Account SPOC and follow reporting protocol established by the Director.

What you'll needApplicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.• Bachelor's degree and at least five years of related experience and/or training. Prior experience working with high-rise, high-end interior projects and demanding clients is strongly desired.
• Proven track record of managing multiple projects in varying stages simultaneously and the ability to deliver under pressure or fast-paced environments is preferred.
• Prior experience working with commercial high-end interior projects, dry labs, data centers, mission critical, heavy MEP, and demanding clients is strongly desired.
• Prior experience working with high-end and demanding clients is helpful.
• Solid track record of managing multiple projects in varying stages simultaneously and the ability to deliver under pressure or fast paced environments is helpful.
• Commercial interior renovation project and/or construction management experience are preferred.
• Ability to exercise judgment based on the analysis of multiple sources of information with a willingness to take a new perspective on existing solutions.
• In-depth knowledge of Microsoft Office products including MS Office, MS Project and other MS software including but not limited to Word, Excel, Outlook, PowerPoint, Teams, etc.
• Interpersonal skills with an advanced inquisitive mindset.
• Strong communications skills, both written and verbal. Working understanding of Lease Agreements, contract language and construction documents.

Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for this position is $95,000 annually and the maximum salary for this position is $125,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend's applicable benefit program.
