Full Job Description
At Fiorilli Construction, we're looking for a commercial construction professional who is equal parts estimator, relationship builder, and problem-solver. This is not a traditional purchasing-agent job. The heart of the role is finding and developing talented smaller subcontractors - the 3-5 person carpentry, electrical, plumbing, interiors, and specialty crews that do great work but may not have the capital or administrative depth to carry large material purchases. When the economics make sense, Fiorilli buys the materials directly, the trade partner focuses on installing the work, and together we create better bid coverage, stronger relationships, and better COGS.

This role is approximately 50% trade-partner development/procurement and 50% estimating/preconstruction.

YOUR ROLE
  • VENDOR RELATIONSHIP MANAGEMENT - Find, recruit, and nurture quality small subcontractors. Build Sub BSAR, understand their capacity and business needs, keep them engaged in Fiorilli opportunities, and turn good craftsmen into long-term trade partners.
  • SMALL-TRADE PROCUREMENT - When a qualified small subcontractor cannot reasonably carry the material cost, structure Fiorilli direct-buy material plus labor-only/reduced-scope arrangements. Source the material, manage the PO and supplier relationship, and make the arrangement executable for Operations.
  • ESTIMATING - Personally estimate interiors, remodeling, tenant-improvement, and smaller commercial projects. Read plans/specs, perform takeoffs, build scopes and schedules, analyze trade bids, price gaps, prepare proposals, and bring the estimate to a clean close.
  • BID COVERAGE - Build strong bid arrays, personally call priority trades, drive commitments, level proposals, solve coverage gaps, maintain BuildingConnected notes, and provide trade partners with professional post-bid feedback.
  • CORPORATE / NATIONAL PURCHASING - Manage the supplier and national/corporate accounts that genuinely benefit Fiorilli - especially recurring General Conditions and repeatable company purchasing - without trying to out-buy large subcontractors who already have superior volume leverage.

The right person understands that procurement here is not about buying every material package. It is about using relationships and selective purchasing to make great smaller subcontractors viable, competitive, and loyal - then bringing those partners into the estimating process early enough to improve our bids.

WHAT YOU BRING
  • 5+ years of commercial construction experience with strong estimating responsibility; backgrounds in estimating, preconstruction, project management, purchasing, or a hybrid role can fit
  • Strong plan/specification reading, quantity takeoff, scope development, bid leveling, proposal preparation, and construction cost knowledge
  • Real salesmanship and relationship-building ability - you enjoy calling subcontractors, meeting trades, earning trust, and keeping people engaged rather than relying only on email
  • Practical understanding of material pricing, supplier relationships, purchase orders, lead times, logistics, and how direct-buy material can work with labor-only/smaller trade partners
  • Comfort discussing financial realities with small contractors while still protecting Fiorilli's safety, quality, insurance, schedule, and contractual standards
  • Strong organization and technology discipline in BuildingConnected, Jonas or comparable construction systems, spreadsheets, and digital estimating tools
  • Entrepreneurial, curious, accountable, competitive, and comfortable solving problems and addressing conflict directly


WHAT THIS ROLE IS - AND ISN'T

This is a hybrid Preconstruction role. Half of your time is spent expanding and nurturing Fiorilli's small-subcontractor base and using selective material purchasing to unlock those relationships; the other half is spent estimating work where that network creates the most value. It is not an enterprise commodity-buying position, and it is not a mission to purchase materials away from large subcontractors that already buy better through volume.
