Commercial Construction Project Manager

Job Type: Full-Time, Direct Hire
Location: Leesburg, VA
Starting Salary:$95,000/year (Compensation may be higher based on experience.)
Position Overview

We are seeking an experienced Commercial Construction Project Manager to oversee construction projects from initial planning through final closeout. This position manages every phase of the project lifecycle, including estimating, budgeting, scheduling, subcontractor coordination, contract administration, and client communication.

Projects primarily involve commercial, institutional, and government construction, typically with contract values of $2 million or less. The successful candidate will manage both subcontracted work and self-performed construction activities while ensuring projects are completed safely, on schedule, within budget, and in compliance with contract requirements.

Key Responsibilities

  • Manage construction projects from preconstruction through project closeout
  • Prepare estimates, proposals, budgets, and project buyouts
  • Coordinate contract negotiations, subcontract agreements, and purchase orders
  • Develop and maintain project schedules using Primavera P6 or Microsoft Project
  • Monitor critical path activities and adjust schedules to address project changes or delays
  • Lead project kickoff meetings, progress meetings, and stakeholder communications
  • Work closely with owners, architects, engineers, subcontractors, suppliers, and field personnel throughout the project
  • Obtain required permits and ensure regulatory requirements are met
  • Visit job sites regularly to monitor safety, quality, cleanliness, and project progress
  • Manage subcontractors and oversee self-performed construction activities when appropriate
  • Prepare and negotiate change orders while tracking project impacts on schedule and cost
  • Maintain project documentation including submittal logs, change order logs, RFIs, and other project controls
  • Coordinate look-ahead schedules with field supervision to support production planning
  • Track project budgets, manage monthly owner billings, and ensure timely vendor payments
  • Ensure compliance with contract requirements, safety standards, environmental programs, and client-specific procedures
  • Manage project closeout activities, including documentation and substantial completion requirements
  • Build and maintain strong client relationships through professional communication and responsive service
  • Participate in industry events and pursue ongoing professional development opportunities


Required Qualifications

  • Bachelor's degree in Construction Management, Engineering, or a related field with 4-7 years of experience working for a commercial or industrial general contractor
    OR
  • 10+ years of directly related construction project management experience without a degree
  • Experience managing commercial, institutional, or industrial construction projects
  • Background in estimating, subcontract management, budgeting, scheduling, and contract administration
  • Knowledge of construction methods, renovation projects, site work, and commercial building practices
  • Experience managing both subcontracted work and self-performed construction activities
  • Proficiency with Microsoft Office, spreadsheets, email, and common construction software
  • Ability to walk active construction sites, climb ladders and stairs, and lift up to 50 pounds
  • Valid driver's license with a clean driving record


Preferred Qualifications

  • 1-3 years of government contracting experience
  • OSHA 30 certification
  • First Aid and CPR certification
  • Current USACE/NAVFAC CQC certification
  • Professional credentials such as Associate Constructor (AC), Certified Professional Constructor (CPC), or Professional Engineer (PE)
  • Experience managing projects using IDIQ, Lump Sum, and fast-track delivery methods
