Job Description

The Ginnie Mae Delivery/FHA Assistant Closing Officer role will include managing the delivery of HUD-insured multifamily loans into Ginnie Mae mortgage-backed securitization pools and collaboration with the Closing Officer in coordinating all aspects of FHA-insured multifamily and healthcare loan closings. This role supports the closing process of the HUD MAP and healthcare transactions, Ginne Mae delivery requirements, post-closing servicing coordination and transaction compliance, and will act as a liaison between the lender, Ginnie Mae, document custodians, trustees, and other transaction participants to ensure timely, accurate, and compliant loan securitization and funding activities. The position also supports the accounting and treasury functions through communication of unique investor reporting requirements, wire request preparation and review of HUD loan documentation for accuracy and compliance.
  • Security Officer for the My Ginnie Mae Portal on behalf of Newmark.
  • Monitor and track the GNMA Commitment Authority held by Newmark to ensure sufficiency for upcoming FHA transactions.
  • Obtain, track and assign pool numbers assigned to Newmark by Ginnie Mae for upcoming transactions.
  • Work with investment team on upcoming closing and GNMA delivery dates within guidelines set by HUD and Ginnie Mae in advance of rate lock, review and approve Investor Confirmations.
  • Review HUD closing documents and collateral packages for completeness, accuracy, and compliance with delivery requirements, including assignments to Warehouse lender and GNMA.
  • Prepare and coordinate warehouse funding, pool securitization delivery with investors funding and delivery of securities.
  • Maintain accurate records of loan delivery status, pooling schedules, funding activity, and custodial documentation.
  • Coordinate resolution of delivery exceptions, document deficiencies, and compliance issues with internal and external stakeholders.
  • Function as the liaison with the Servicing groups with changes and GNMA reporting for conversion of loans from construction to permanent.
  • Assist with third party and internal audits, compliance reviews, and reporting requirements related to loan delivery and securitization activities.
  • Prepare, process, and coordinate wire requests related to loan closings, funding disbursements, security issuances, and other transaction-related payments in compliance with internal controls, approval authorities, and treasury procedures.
  • Attend conferences and meetings relating to the modernization of processes and procedures adhere to HUD and Ginnie Mae.
  • Provide support and research assistance to Servicing relating to missing documentation, and reconciliation of funds.
  • Review underwriting and credit information to confirm consistency between approved underwriting and closing documentation
  • Prepare closing statements, review and coordinate all related closing documentation including final invoices for payment, insurance approval, escrow analysis, repair completion confirmation, disbursement schedules, draw processing and all other closing related matters in compliance with the FHA guidelines.
  • Ability to review and interpret legal and loan documentation.
  • Track critical deadlines related to rate locks, commitment expirations, endorsements, and pool certifications.
  • Serve as intermediary between internal departments, outside counsel, HUD representatives, Ginnie Mae issuers, investors, and servicing teams.
  • Facilitate post-closing servicing functions, including:
    • Final Endorsements
    • Transfer of Physical Assets (TPAs)
    • Modified TPAs
    • Change of Ownership/Participation (CHOPs)
    • Change of Authorized Agent (CHAOs)
  • Assist with resolution of closing deficiencies, curative items, and servicing-related issues.
  • Provide support to underwriting team and others.
  • Maintain working knowledge of HUD MAP Guide requirements and HUD closing procedures and ensure adherence to HUD, Ginnie Mae, investor, and company policies and procedures.

  • Strong understanding of HUD-insured multifamily loan programs and Ginnie Mae pooling and delivery requirements.
  • Experience reviewing loan closing documents and coordinating post-closing delivery processes.
  • Familiarity with warehouse lending, custodial requirements, and mortgage-backed securities transactions preferred.
  • Strong organizational skills with the ability to manage multiple transactions and deadlines simultaneously.
  • Excellent written and verbal communication skills and high attention to detail and strong analytical abilities.
  • Proficiency in Microsoft Office Suite and loan servicing or delivery platforms.
  • Knowledge of HUD MAP Guide requirements and Ginnie Mae Issuer responsibilities.
  • Ability to independently resolve transaction issues in a fast-paced environment.
  • Strong understanding of:
    • Compliance and risk management practices related to loan funding and securitization activities.

    • Knowledge of GNMA pooling requirements and certification procedures
    • Loan servicing transfers and ownership changes
