We are seeking a results-driven and detail-oriented
Chief Estimator / Construction Manager to join our team. This dual-role position is responsible for managing both the pre-construction and construction phases of projects, with a focus on light industrial and commercial non-residential construction.
The ideal candidate will have a strong background in project estimating, subcontractor management, and overseeing the execution of construction projects from bid to close-out. Experience with government construction projects and working knowledge of RSMeans or similar estimating tools is highly beneficial.
ESSENTIAL FUNCTIONSEstimating & Pre-Construction:- Prepare accurate and competitive cost estimates for commercial and light industrial construction projects. Typically design-build projects with management of 3rd party design partners.
- Develop detailed bid packages and scopes of work for general contractors and/or subcontractors and suppliers.
- Analyze project plans, specifications, and related documents to assess scope and risk.
- Utilize RS Means and other estimating tools to support budgeting and estimating processes.
- Collaborate with architects, engineers, and project stakeholders during pre-construction.
Project & Construction Management:- Oversee and manage active construction projects, ensuring schedules, budgets, and quality standards are met.
- Manage general contractor or subcontractor relationships, including bid solicitation, contract negotiation, and on-site coordination.
- Conduct regular site visits to monitor progress, safety compliance, and quality control.
- Coordinate project scheduling, procurement, and communication among stakeholders.
- Address project issues, change orders, and delays in a timely and cost-effective manner.
ESSENTIAL JOB REQUIREMENTS/QUALIFICATIONS- 7+ years of experience in commercial/light industrial construction with a focus on estimating and project management.
- Proven ability to manage multiple projects and deadlines.
- Proficiency with estimating software (RS Means experience preferred).
- Strong understanding of commercial construction methods, scheduling, and project budgeting.
- Experience with government construction projects and knowledge of public contracting processes is a plus.
- Excellent written and verbal communication skills.
- Strong mathematical skills.
- Ability to travel as needed.
- Be proficient in business software applications (Word, Excel, Outlook, etc.)
- Participate in project meetings and conference calls as required.
- Bachelor's degree in construction management, engineering, or a related field preferred, but not required based on experience.
