Palace Lofts, a 167-unit luxury residential community in Denver. Reporting directly to the Portfolio Manager, you will lead all building maintenance operations while ensuring residents enjoy a safe, well-maintained, and exceptional living environment.
This is a highly visible, hands-on role for a self-motivated professional who enjoys solving complex building challenges, managing vendor relationships, responding to emergencies, and maintaining the highest standards of service. You'll have the opportunity to make a meaningful impact on the daily experience of homeowners while working alongside a collaborative and supportive management team.

Pay Rate: $85,000 annually
Schedule: Monday-Friday with on-call responsibilities 24/7 and weekend work as needed.

What You'll Do- Lead all maintenance operations to ensure the property remains safe, efficient, and exceptionally maintained.
- Maintain and troubleshoot building systems including HVAC, electrical, plumbing, mechanical equipment, and life safety systems.
- Coordinate preventive maintenance programs, capital improvement projects, repairs, and vendor services to maximize equipment performance and minimize downtime.
- Respond quickly and effectively to building emergencies, including equipment failures, water events, fire alarms, and other urgent situations.
- Partner with the Property Manager to monitor maintenance budgets, review purchasing decisions, and control operating expenses.
- Perform hands-on maintenance, repairs, troubleshooting, and general building upkeep as needed.
- Ensure compliance with company standards and all applicable local, state, and federal safety regulations.
- Maintain accurate maintenance records and documentation while reading and interpreting building plans and technical drawings.
- Attend HOA Board meetings as needed and provide technical expertise regarding building systems and maintenance initiatives.
- Build positive relationships with homeowners, contractors, vendors, and fellow team members through exceptional communication and customer service.

Qualifications- High school diploma or GED required.
- Three or more years of commercial or residential building maintenance experience, preferably in a high-rise environment.
- Strong working knowledge of HVAC, plumbing, electrical, mechanical systems, carpentry, painting, and general building maintenance.
- Experience coordinating contractors, vendors, and maintenance projects.
- Ability to diagnose problems, prioritize competing demands, and work independently.
- Excellent communication and customer service skills.
- Ability to read and interpret building plans and technical documents.
- Proficiency with Microsoft Office and general computer applications.
- Valid Colorado driver's license required.
- Ability to lift up to 50 pounds, climb ladders, and perform the physical requirements of the position.
