ResponsibilitiesBuilding Systems Maintenance
- Perform routine inspections, preventative maintenance, and repairs on HVAC, plumbing, electrical, and mechanical systems.
- Address and resolve building system malfunctions in a timely manner to minimize disruptions.
- Respond to service requests and emergencies during and after business hours.
- Schedule and coordinate service calls with internal teams and external vendors.
- Apply Local 501 BOMA engineering standards and best practices in all maintenance and operational activities.
Facility Operations
- Monitor Building Management Systems (BMS) to optimize energy usage and system performance.
- Ensure compliance with safety standards, building codes, and environmental regulations.
- Maintain accurate records of maintenance activities, equipment performance, and repair history.
- Escort vendors and contractors on-site, ensuring adherence to site protocols and safety requirements.
Project Support
- Assist with capital improvement projects and renovations, providing technical input and oversight.
- Coordinate with vendors, contractors, and suppliers to schedule repairs and procure materials.
- Participate in the development and implementation of standard operating procedures for facility operations.
Safety and Compliance
- Conduct regular safety inspections and promptly address hazards.
- Support emergency preparedness initiatives and participate in drills as required.
- Adhere to OSHA, ADA, Local 501 BOMA requirements, and all applicable regulatory standards.
Communication and Collaboration
- Work closely with property management, tenants, and other stakeholders to address facility-related concerns.
- Provide technical expertise and recommendations to management regarding system upgrades and facility improvements.
QualificationsEducation & Experience
- High school diploma or equivalent required.
- Technical training, apprenticeship, or advanced certification in building operations, engineering, or a related trade preferred.
- Minimum of 2 years of experience in building engineering, facilities management, or a related field.
- Current Local 501 BOMA Certified Engineer status required
Technical Skills
- Proficiency in HVAC, plumbing, electrical systems, and Building Automation Systems (BAS).
- Strong troubleshooting and diagnostic skills.
- Knowledge of building codes, safety standards, and energy-efficiency practices.

Certifications
- Local 501 BOMA Certified Engineer certification required and maintained in good standing.
- EPA Universal Certification for refrigerants preferred.
- Relevant trade licenses or certifications (HVAC, electrical, plumbing, etc.) are a plus.
Physical Requirements
- Ability to lift up to 50 pounds and perform tasks requiring climbing, bending, and standing for extended periods.
- Ability to walk up to 10,000 steps per day while performing job duties, including escorting vendors and conducting site inspections.
- Comfortable working in various environmental conditions, including confined spaces and rooftops.
