Full Job Description
As a corporate, portfolio-based role, you'll play a critical part in shaping leasing success across multiple communities, driving pre-leasing velocity, optimizing processes, and ensuring alignment between operations, marketing, and asset management.

What You'll Do

As the Central Leasing Manager, you'll oversee leasing performance across the portfolio, including strategy development, data analysis, training, and execution support for on-site teams. You'll serve as a key connector between corporate leadership and property teams, ensuring consistent leasing standards, strong conversion outcomes, and a high-quality prospect experience across all communities.

Travel is required to support onsite teams, conduct leasing audits, assist during peak leasing season, and participate in major marketing and campus events.

Key Responsibilities

1. Portfolio Leasing Strategy & Execution
  • Develop and execute annual and seasonal pre-leasing strategies aligned with academic calendars
  • Drive leasing velocity through pricing strategy coordination with asset management
  • Monitor daily/weekly leasing performance and identify underperforming assets
  • Implement corrective action plans when velocity targets are not met
  • Lead renewal strategy planning and execution

2. Centralized Performance Management
  • Track and report key leasing KPIs including:
  • Traffic-to-lease conversion
  • Renewal rates
  • Occupancy pacing vs. budget
  • Concession impact
  • Lead weekly leasing calls with property teams
  • Standardize leasing reporting across the portfolio
  • Build and refine leasing playbooks and SOPs

3. Marketing & Leasing Alignment
  • Collaborate with centralized marketing team on:
  • Campaign timing aligned with leasing cycles
  • Digital ad performance monitoring
  • ILS optimization
  • CRM follow-up workflows
  • Ensure leasing ladder execution aligns with marketing initiatives

4. Training & Coaching
  • Train on-site leasing teams on:
  • Sales techniques
  • Phone and tour conversion
  • CRM usage and follow-up cadence
  • Conduct mystery shops and leasing audits
  • Support hiring and onboarding of leasing professionals


Travel Requirement
• Estimated 25-50% travel depending on leasing season
• Increased travel during peak pre-leasing months
• On-site presence required for major campus events, housing fairs, and critical performance interventions

Qualifications
• 3-5+ years of leasing experience, with student housing strongly preferred
• Strong understanding of academic leasing cycles and pre-leasing strategy
