Job Description

Reporting to the Operating Officer, the Capital Project Manager will be responsible for ensuring that all capital projects/renovations meet the highest standards of quality. This role will work closely with the regional team in all cities.

Key Duties and Responsibilities

Procurement
  • Sourcing renovation, maintenance and construction materials for capital projects
  • Identify contractors for renovation, major capital expenditure items (roof, boiler, balconies, window etc) and major goods and services in operation (plumbing, electrical, fire safety inspection, roof repair)


Capital Projects
  • Responsible for major renovation for common areas and exterior or properties
  • Major building improvement- siding, window, balconies, hallway, paving etc.


Suite Legalization and creation
  • Determining scope of work
  • Application for Development Permits and Building permits
  • Renovation and construction work
  • Meeting all permit requirements


Next Phase of Mainstreet
  • Developer- Utilizing Mainstreet land reserve to build residential high-density apartment and affordable housing


Expectations
  • Expanding sources of supply for materials
  • Negotiate best possible pricing
  • Internalization where possible
  • Project and budgetary control
  • Quality control
  • Variance Analysis
  • Good communication with all departments and senior management on the time schedule and progress of project
  • Tavel to sites across Canada where projects are being worked on


Supervision Received

Works under the general direction of the Operating Officer; Able to work independently as well as contribute actively and collaborate openly as a team member.

Requirements and skills
  • Engineering background (Structural/Civil Engineering preferred)
  • Experience in Capital Projects (e.g. managing renovations, major building improvements, and construction projects)
  • Knowledge of AutoCAD an asset
  • Knowledge of building codes and city bylaws an asset
  • Multi-Family Residential Rental Industry experiences beneficial
  • Good interpersonal and time management skills
  • Organized with the ability to prioritize and multitask
  • Attention to detail
  • Effective communication
  • Ability to travel up to 30% of the time
