Position Overview:The Capital Planning Manager is a tactician responsible for delivering capital planning services to an assigned client or clients. The services include managing the technology platform, process management, data management, reporting, prioritization and strategic advisory.
What This Job Involves: - Manage the tactical building of multi-year real estate capital plans, while strategically advising clients on the management, performance, and utilization of their plan.
- Leverage experience in cost and schedule management, financial planning, facilities management and construction project management to identify areas of opportunity for clients to save time, money, resources and reduce risk.
- Manage and analyze the client dataset to generate thoughtful insights such as opportunities for bundling, strategic sourcing and prioritization recommendations.
- Leverage AdaptiveWork capital planning module, managing accuracy, and flow of accurate data to established AdaptiveWork and BI reports and dashboards.
- Establishes a trusting partnership with both client and on-account leadership; builds immediate credibility, drives confidence, and deflects conflict under stressful and time sensitive situations.
What Your Day-to-Day Will Look Like:- Gather and process project requests from various requestors.
- Analyze client data for efficiency gains and bundling opportunities to combine requests across the different workstreams into one project i.e., infrastructure asset replacements incorporated into planned renovation.
- Review project requests for scope, budget, and schedule alignment.
- Ensure the development and review of business need/justification, scope, budget, and risks for project submissions.
- Conduct review meetings with stakeholders to assess and confirm project submissions for capital plan inclusion.
- Work with internal and external clients to ensure the accuracy and continuous improvement of the capital forecast.
- Collect data following completion of our service and feed this into our internal benchmarking system.
- Build rapport with client functional areas and ensure overall goals of the capital plan are fully understood.
- Drive technology enablement and adoptions with internal and external clients.
- Development and refinement of best practices and standards of excellence and ensure their incorporation into the Capital Planning process and procedures documentation.
- Manage all activities in accordance with established Capital Planning governance calendar and continuous improvement roadmap.
Required Qualifications:- Bachelor's degree from an accredited institution. Preference towards Finance, Engineering, or Construction Management.
- Expert understanding of building system (MEPFS and architectural)
- Aggregates and translates outputs into marketable deliverables (i.e., Case Studies, White Papers, and quarterly metrics.)
- 5+ years in real estate and construction program/process management.
- 5+ years of experience developing project charters (scope, schedules, budgets, business justifications and risk assessments) for a diverse set of real estate and construction projects.
- Ability to generate AACE level 4-5 cost evaluations; capable of working conceptually and qualifying unknowns leveraging established guidelines established by Project controls platform.
- Ability to work collaboratively, independently and through ambiguity to create structure and consensus.
- Demonstrated understanding of real estate and construction finance principles.
- Effectively communicate; knows when to engage and/or escalate risk to JLL executive oversight.
- Stays informed on changes to the PDS processes, systems and reporting and contributes to strategic client initiatives
Preferred Qualifications:
- Experience with AdaptiveWork Capital Planning module
- Expert level Excel, Smartsheet; BI principles
- Professional certification in project management (i.e., PMP)
- Excellent communication and interpersonal skills.
- Strong analytical and problem-solving abilities.
- Ability to adapt to changing priorities.

Estimated compensation for this position:100,000.00 - 160,000.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
