What we offer

The Business Development Specialist drives growth for Stelumar Communities by converting leads and RFPs into competitive proposals and executed contracts. Working closely with business development, leadership, and delivery teams, this role manages an active CRM pipeline and delivers accurate, timely, and compelling submissions. The ideal candidate plays a key role in winning deals and building lasting client relationships.

What you'll do
  • Partner with business development and company leadership to align proposal strategy with growth objectives.
  • Qualify leads and convert RFPs into well-structured feasibility memos, proposals, and executed contracts.
  • Lead the end-to-end proposal process, acting as a single point of contact with the client to scope deliverables, run kickoff and review cycles, ensure RFP compliance, and prepare pitch decks.
  • Develop proposals that speak directly to client requirements, value drivers, pricing assumptions, and decision criteria.
  • Develop go-to-market strategies for new and existing sectors, including research into opportunity depth, value proposition, and priority leads.
  • Deliver market insights on trends, competitors, and active prospects to shape opportunity selection and positioning.
  • Maintain an accurate, well-organized CRM pipeline - tracking milestones, deadlines, and outcomes - and keep leadership informed with regular reporting on pipeline health, wins/losses, and market intelligence.
  • Own the quality bar on every submission: accurate, complete, compliant, and on time.
  • Partner with internal teams - production, design, engineering, construction, and estimating - to gather inputs, validate scope, and align proposal messaging.
  • Stay current on government policies, procurement processes, and public-sector funding programs (in partnership with Government Relations), translating them into sharper qualification, proposal approach, and win strategy.
  • Adapt quickly to evolving priorities, timelines, and processes as the organization grows, and support the broader team on project submissions as needed.
  • Perform other related duties as assigned.


What you bring
  • Bachelor's degree in Business, Marketing, Engineering, Construction Management, or a related discipline.
  • 2-4 years in business development, sales, or proposal support - ideally in construction, general contracting, or a related manufacturing environment.
  • A true sales mindset and goal-oriented drive, with a track record of contributing to high-performing business development or sales teams.
  • Solid grasp of construction terminology, processes, and project delivery models - and the ability to translate them clearly for both technical and non-technical audiences.
  • Proven ability to drive proposals to deadline while balancing detail and competing priorities.
  • Strong written and verbal communicator with the ability to align internal stakeholders and understand client needs.
  • Excellent time management, organizational, and prioritization skills.
  • Self-directed, with a collaborative instinct across cross-functional teams.
  • Comfort in design software (e.g., InDesign) to produce polished proposals and marketing materials.


Bonus Points
  • Hands-on experience with CRM systems and other business tools for pipeline tracking and reporting.


Compensation

The expected base salary range for this position is $70,000 - $110,000. Actual pay may vary depending on your job-related knowledge, competencies, and skills. We recognize that exceptional situations may fall outside this range, and we encourage all interested candidates to apply.
