Full Job Description
Business Development Manager, Commercial & Industrial

This position is based out of our Charlotte, NC regional office.

As Business Development Manager, you'll own the Charlotte market, hunting the right opportunities with the right clients, not chasing volume.

You'll build owner relationships from scratch, spot projects years before they break ground, and move them into Samet's pipeline. This is an independent, high-accountability role for someone who produces without being managed.

What You'll Do
  • Build and maintain a qualified pipeline of commercial and industrial owners, developers, and end-users in Charlotte.
  • Initiate relationships that don't already exist and develop them into trust-based partnerships over time.
  • Identify project opportunities early, often before they're public, through relationships, market intelligence, and persistence, with a focus on industrial/manufacturing users and commercial developers.
  • Represent Samet at industry events, on committee and organizational boards, and in community settings across Charlotte with credibility and authenticity.
  • Collaborate with operations and preconstruction to position Samet competitively on target pursuits.
  • Lead or support interview presentations, client entertainment, and pursuit strategy.
  • Communicate pipeline status, relationship depth, and pursuit risk clearly and honestly to leadership.
  • Know when to pull in senior leadership, and do it proactively, not after the fact.

  • Familiarity with the design-build model and its value to clients and customers.
  • 3+ years in a business development, sales, or pursuit-generation role with direct accountability for pipeline growth or revenue attribution.
