Responsibilities

  • Coordinate and ensure accuracy of corrective and preventive maintenance work orders.
  • Conduct daily assessments of mechanical rooms and initiate necessary corrective actions.
  • Make recommendations for improvements or upgrades to plant systems and equipment.
  • Initiate and manage projects with outside vendors for system upgrades.
  • Ensure compliance documentation is maintained with regulatory standards.

Full Job Description
Under the direction of the Director of Plant Operations, plans and organizes the activities of the CHP plant, trade and maintenance sections of the department, that are responsible for the repair and maintenance of all mechanical, refrigeration, heating, ventilating air conditioning and the Building Automation Control Systems. Also is responsible for regulatory oversight including, but not limited to, TJC, CMS, DPH, DPS, and MDEP.

Job Description:

Essential Duties and Responsibilities including but not limited to:

1. Plans and organizes work priorities to assure that the repair and maintenance of plant equipment and utility systems is completed in a timely and effective manner.
2. Oversees the day to day activities of the Lead staff member in each of the trades (Plumbers, Electricians and HVAC Mechanics) and the general maintenance Lead. Provides direction and support as needed.
3. Coordinates corrective and preventive maintenance work orders, assuring completeness and accuracy.
4. Reviews established log sheets and daily time sheets for accuracy and completeness on a daily basis.
5. Tours mechanical rooms daily and assesses the condition of plant equipment and utility systems and the cleanliness of these areas, initiating corrective action as required.
6. Makes recommendations for the repair or upgrade of plant systems/equipment and power plant that improve or maintain systems performance.
7. Initiates and coordinates project work performed by outside vendors in the repair, maintenance and/or upgrade of all plant equipment/systems.
8. Ensures appropriate documentation/certificates are maintained to meet compliance with local, state and federal authorities and TJC.
9. Manages staffing compliment for the department. Initiates job posting process and interviews, selects and hires new employees for all open positions.
10. Evaluates the performance of all employees supervised, assuring that performance standards are adhered to. Provides regular feedback and completes an annual written performance appraisal for each staff member.
11. Authorizes transfers, promotions, and special training to ensure most effective utilization of individual skills and staff development.
12. Assures that all new department employees are oriented to the department, and fully trained in department policies and procedures.
13. Establishes work schedules and the assigns employees to specific projects when necessary.
14. Counsels employees supervised and initiates re-training and/or formal corrective action when necessary.

21. Participates in departmental and/or interdepartmental quality improvement activities.
22. Participates in and successfully completes Mandatory Education.
23. Performs all other duties as needed or directed to meet the needs of the department. 24.

Minimum Qualifications

Education: Associate Degree in Electrical, Mechanical or Facility Engineering. In lieu of this degree will accept extensive trade experience (5-7 years) and one or more trade licenses.

Licensure, Certification, Registration: CHFM or ability to get within one year of hire or when eligible.

Skills, Knowledge & Abilities: Thorough knowledge of the Plant Operations functions in a large, complex tertiary healthcare facility. Proven leadership ability. Strong interpersonal and analytical skills. Thorough knowledge of heating, ventilating, air conditioning and plant equipment in a healthcare facility or equal size and complexity. Must have a thorough understanding of NFPA 101,99,72,25,70,70E

Experience: Minimum of four years of experience working in the Plant Operations department of a large, complex tertiary healthcare facility, including at least one year of supervisory/managerial experience in this type of environment.

Pay Range:
$135,000.00 USD - $165,000.00 USD

The pay range listed for this position is the annual base salary range the organization reasonably and in good faith expects to pay for this position at this time. Actual compensation is determined based on several factors, that may include seniority, education, training, relevant experience, relevant certifications, geography of work location, job responsibilities, or other applicable factors permissible by law.
