Full Job Description
What you will do

Under general direction from the Installation/Operations Manager and/or Project Manager, you will be responsible for the profitable execution of assigned small dollar Fire Install Projects. Collaborate with Sales, Operations Leadership, and other teams as needed to provide sales support activities early in the project development process, offering input on strategy, vendor/partner selection, scope enhancements, value engineering, risk assessment, and more.

You will provide work direction to project execution teams that may include Engineers, Designers, Technicians, Project Coordinators, Estimators, and Subcontractors, ensuring that assigned projects are completed accurately, on-time, billed, within budget, and within the scope of the contract. You will also be responsible for maintaining positive cash flow and actively pursuing change orders.

Ensure that work performed complies with state, local, and Federal legal requirements while upholding the highest ethical standards. You will adhere to and ensure that Johnson Controls staff and subcontractors adhere to all safety standards, following consistent and repeatable project management procedures and processes. Maintain an effective balance between customer satisfaction and project financial results.
How you will do it

Ensure that Johnson Controls resources and our subcontractor/vendor resources are adhering to the site/JCI safety policies, whichever is more stringent.

Manage the scope, costs, resources, and risks on assigned projects to deliver projects on time and within budget.

Act as the primary on-site leader for execution teams on assigned projects. Develop a Project Execution Plan, including but not limited to Work Breakdown Structure, Organizational Chart, Safety Plan, Project Schedules, Issues/Risk Logs, and Staffing Requirements to execute projects according to plan.

Evaluate the contractual scope of work and the impact of client issued instructions/notices, field directives, and/or project schedule changes. Actively pursue change orders for said changes and additional opportunities. Perform associated cost estimates, prepare proposals, and negotiate final settlement prices as well as customer acceptance.

Manage project-related accounts payable, billing, and collections. Complete project billing with the assistance of the project coordinator in a timely and accurate format to the client to maintain positive cash flow.

Review and interpret contract Terms and Conditions to ensure work is completed to customer satisfaction and JCI standards.

Analyze financial reporting systems and project schedules to proactively address potential problems. Effectively communicate project progress, issues, and financial status to management as required.

Manage risks and establish project recovery plans when required. Resolve disputes with minimal need for escalation.

Prepare RFPs, negotiate, and issue subcontracts.

Ensure project document controls comply with contract requirements and JCI standards.

Oversee project construction for compliance with specifications, local codes, and installation techniques.

Manage the selection, ordering, and delivery schedule of materials to be procured for the projects assigned.

Develop and maintain viable long-term relationships with customers, consultants, prime contractors, and subcontractors. Attend job progress meetings as required. Ensure subcontractors understand project expectations.

Coordinate with the Installation/Operations Manager and/or Construction Manager for allocation of resources needed to meet project objectives. Ensure any engineering and commissioning performed by the field team is in accordance with established standards. Facilitate escalation of product-related problems.

Assist Installation/Operations Manager and/or sales in project development efforts.

Provide feedback on the performance of Engineers and Designers to Engineering and Design Team Leaders as well as Operations Management.

Perform Installation to Service turnover toward the end of every project.
What we look for:

Bachelor's degree in Construction, Civil/Mechanical/Electrical Engineering, Construction Management, or Architecture is preferred. An Associate degree with equivalent work-related experience and/or a minimum of five years of direct field experience in the Building Construction Industry is required.

Must have the ability to verbally and non-verbally communicate technical material to both a technical and non-technical audience. Travel may be required based on project assignment and needs. Must be proficient in Project Management software and financial accounting systems. Experience working with MS Project, MS Office (Excel, Word, PowerPoint), Adobe Writer, Visio, and basic Windows environment.

Project Management Professional (PMP) preferred.

HIRING SALARY RANGE: $81,500-$112,000 (Salary to be determined by the education, experience, knowledge, skills, and abilities of the applicant, internal equity, and alignment with market data.)
