Position Overview

The Associate, National Leasing Specialist supports leasing performance across Core's national portfolio by partnering with onsite teams, operations leaders, marketing, training, and revenue management to improve occupancy, leasing velocity, lead conversion, and overall sales execution. This role serves as a portfolio-wide leasing resource responsible for analyzing community performance, identifying leasing obstacles, recommending solutions, and helping onsite teams strengthen leasing strategy, sales discipline, and resident-facing execution.

This position requires strong judgment, business acumen, and the ability to assess property-specific performance trends while balancing broader portfolio priorities. The Associate, National Leasing Specialist will support watchlist communities, new developments, lease-ups, and other high-priority assets by providing hands-on leasing support, sales coaching, market insights, lead management guidance, and performance improvement recommendations. Through a combination of data analysis, onsite execution, training, and cross-functional collaboration, this role helps position Core communities competitively, improve the prospect experience, and support revenue and occupancy goals.

What You Will Do

Leasing Performance & Analytics

  • Analyze leasing performance, occupancy trends, lead management metrics, and conversion data to identify performance gaps, diagnose leasing challenges, and recommend actionable solutions that improve occupancy and leasing outcomes.
  • Conduct competitive market analyses to evaluate pricing strategies, market trends, and community positioning while identifying opportunities to strengthen performance.
  • Maintain a strong understanding of community value propositions, customer objections, and leasing obstacles to support effective sales strategies.
  • Prioritize support for watchlist communities and new developments to drive occupancy and leasing goals.


Training & Team Development

  • Evaluate onsite leasing execution, sales effectiveness, and customer engagement practices to identify development opportunities and performance obstacles.
  • Deliver coaching, hands-on training, role-playing, and performance feedback that strengthens leasing skills, prospect conversion, and customer experience.
  • Partner with community leaders to reinforce leasing standards, accountability, and adoption of best practices.
  • Serve as a trusted leasing resource by sharing insights, proven approaches, and performance recommendations across the portfolio.


Operational Leasing Support

  • Provide direct onsite leasing support for communities experiencing staffing gaps, lease-up activity, operational transitions, watchlist performance concerns, or other business-critical needs.
  • Assess leasing workflows, prospect engagement processes, lead management practices, and customer experience execution to identify operational improvement opportunities.
  • Demonstrate best-in-class leasing execution while modeling effective prospect engagement, objection handling, follow-up practices, and closing techniques.
  • Support implementation of corrective action plans and leasing initiatives designed to improve performance, occupancy, and resident experience.


Leasing Strategy & Company Leadership

  • Partner with operational, sales, marketing, and revenue management teams to implement leasing initiatives and performance improvement efforts across assigned communities.
  • Provide property-specific insights, market observations, and leasing recommendations that support informed business decisions.
  • Identify barriers to leasing success and collaborate with stakeholders to align resources and execute solutions.
  • Champion Core's culture, customer experience standards, and leasing best practices while supporting organizational priorities.
  • Exercise sound judgment in assessing community needs, prioritizing support efforts, and recommending performance improvement opportunities across assigned assets.


Other

  • Travel to communities nationwide as needed to provide onsite leasing support, training, coaching, and operational assistance.
  • Requires up to 80% travel, including overnight stays and occasional evening or weekend work based on business needs.
  • Must possess a valid driver's license and maintain the ability to travel independently to assigned locations.
  • Must be able to perform the essential physical requirements of the role, with or without reasonable accommodation.
  • Perform additional responsibilities, special projects, and business initiatives as assigned by leadership.
  • Must be able to lift and move objects weighing up to 50 pounds regularly, as required by the demands of the job.

Ideally, You'll Have

  • Bachelor's degree preferred, or equivalent combination of education and relevant experience.
  • 2-4 years of experience in student housing, build-to-rent, multifamily leasing, sales, hospitality, customer experience, or a related field.
  • Strong communication, presentation, and relationship-building skills with the ability to partner effectively across onsite teams and cross-functional stakeholders.
  • Experience coaching, influencing, or supporting teams to improve sales execution, customer experience, or leasing performance.
  • Ability to interpret leasing performance metrics, identify trends, and translate insights into actionable recommendations that support occupancy, revenue, and resident experience goals.


You'll crush it if you have experience with

  • Using property management or leasing platforms such as Entrata, Yardi, or similar systems to manage leads, track activity, and support follow-up strategies.
  • Working in student housing, Build-to-Rent, multifamily, or another high-touch residential environment where leasing performance directly impacts business results.
  • Coaching leasing teams through sales training, role-play, and feedback that improves prospect engagement, objection handling, follow-up, and closing techniques.
  • Conducting market analysis, reviewing leasing and conversion trends, and translating performance data into recommendations that support occupancy and revenue goals.
  • Supporting high-volume leasing cycles, compressed timelines, changing market conditions, and aggressive occupancy targets while maintaining strong customer experience.
  • Managing priorities across multiple communities, markets, or business needs while assessing property-specific challenges and keeping teams focused on leasing goals.

Pay Range

USD $85,000.00 - USD $85,000.00 /Yr.
