Assistant Vice President of Capital Markets who possess a broad understanding of debt capital sources, has strong technical and relationship building skills, and an ability to manage multiple transactions.
Heitman's US Capital Markets desk is responsible for raising and managing debt liquidity across the firm's various holdings, at the property and fund level. The team manages external lender & broker relationships, advises internally on financing decisions, and executes the placement of third-party financing. The AVP will serve an integral role in achieving the team's objectives.
Responsibilities include, but are not limited to:- Work closely with the Head of U.S. Capital Markets on all aspects of financing activity for clients of the North America Private Equity and Private Debt groups.
- Work with Heitman Portfolio Management and Acquisitions teams to ensure efficient and effective handling of debt financing/refinancing needs for clients of the North American Private Equity group
- Participate with Heitman Private Debt team to evaluate financing strategies and source debt capital for bridge lending programs.
- Experience with fixed and floating rate mortgage financing, lines of credit, repurchase facilities and/or note finance are desirable
- Assemble information from Acquisitions, Loan Originations or Asset Management to prepare loan request packages for distribution to lenders.
- Organize, answer and communicate responses to lender questions during loan request underwriting.
- Assemble and evaluate loan quotes, prepare comparative matrix of terms and communicate recommended financing choice.
- Assist with the closing process, working closely with joint venture partners as well as Heitman loan closing, property due diligence and legal teams.
- Working with transaction teams, reviewing loan documents for compliance and consistency with term sheets.
- Manage lender relationships with Capital Markets team
Qualifications:- BA in business or related field
- Demonstrated experience in real estate finance or equity investment analysis
- 5-7 years prior experience with a lender or debt broker preferred
- Excellent written/verbal communication skills
- Experience negotiating loan documentation
- Strong analytical skills including Argus and Excel modeling preferred
- Solid working knowledge of word processing, spreadsheet, PDF and PowerPoint applications
- Must be a self-starter and self-motivated and have strong multi-tasking skills
- Must be detail oriented and able to work with limited supervision
Job Location and Travel- This position is based in our Chicago office.

The expected annual base salary range for this role is $120,000-$140,000 and will be further discussed during the interview process. This range represents what Heitman reasonably and in good faith believes we would pay a qualified candidate for this role at the time of posting (based on a full-time equivalent schedule). Your actual base salary placement will depend on factors such as (but not limited to): your relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location. In addition, all of our team members are bonus eligible and participate in a generous annual bonus plan, with the percentage varying based on your role and level, ensuring that your contributions are recognized and rewarded.
