About the Position

The company is seeking two Assistant Project Managers to support ground-up multifamily and mixed-use developments in Los Angeles and Irvine, California. This is an outstanding opportunity for an emerging construction professional looking to advance their career with one of the industry's most respected developers and builders.

Working alongside experienced Project Managers and Superintendents, the Assistant Project Manager will help coordinate all aspects of project execution, including contract administration, scheduling, procurement, cost tracking, quality control, and subcontractor management. The ideal candidate enjoys being involved in every phase of construction and is eager to grow into a Project Management leadership role.

Key Responsibilities

Project Coordination & Administration
  • Manage Requests for Information (RFIs) and submittals through Procore, ensuring timely communication between architects, engineers, and trade partners.
  • Assist with preparing and administering subcontracts, purchase orders, and change orders.
  • Monitor project schedules, long-lead procurement items, and material deliveries to support on-time project completion.
  • Coordinate Owner-Architect-Contractor (OAC) meetings, prepare meeting minutes, and track follow-up action items.

Cost Management & Procurement
  • Support subcontractor bidding, scope development, quantity takeoffs, and bid leveling.
  • Review subcontractor payment applications, lien releases, and invoices for accuracy.
  • Track Potential Change Items (PCIs), contingency budgets, and project cost variances.

Field Operations & Quality Control
  • Partner with Superintendents to monitor construction progress and ensure work complies with project plans, specifications, and safety standards.
  • Assist with municipal inspections, permitting coordination, utility tie-ins, and local code compliance.
  • Help manage punch list completion, project closeout, and owner turnover activities.

Requirements
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field (or equivalent construction experience).
  • 2-5 years of experience with a commercial or multifamily general contractor.
  • Experience supporting ground-up multifamily, mixed-use, or urban infill construction projects is highly preferred.
  • Working knowledge of:
    • Procore
    • Bluebeam Revu
    • Microsoft Project and/or Primavera P6
    • Microsoft Excel
  • Understanding of construction drawings, specifications, contracts, scheduling, and project documentation.
  • Familiarity with Southern California permitting agencies, including LADBS, Orange County Public Works, and related municipal jurisdictions is a plus.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to manage multiple priorities while working in a fast-paced project environment.
  • Self-motivated, detail-oriented, and eager to continue growing within construction project management.
