About the Role:

As a CBRE Assistant Operations Manager, you will supervise the team responsible for planning, coordinating, and managing ongoing maintenance and repair operations for a facility, a campus, or a portfolio of buildings.

This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs of equipment and systems.

What You'll Do:

  • Directly supervise all functions of the building's operating systems including HVAC, electrical, plumbing, building automation, life safety systems, emergency generators, fire protection etc., whether it be operating, repairs, maintenance or replacement.
  • Assist in maintaining excellent employee, tenant, and trade relationships, by dealing co-operatively with any concerns, meeting with tenants to resolve any comfort concerns that they may have and by dealing directly with the trades where they's involved in capital or major projects. Provide input that clearly represents and protects the property when dealing with the Construction Group. Ensure trades, while on site, is adhering to the rules and regulations of the building.
  • Assist the Manager, Operations in the preparation, tracking and reporting on all related operating expenses and capital budgets while keeping with the annual objectives and establishing the scope and timing of capital expenditures relating to approved projects.
  • Assist by monitoring and adjusting preventative maintenance programs to reflect changing conditions and requirements and monitor the benchmark service reports to ensure that staff and contractors are meeting the deadlines set within both these systems,
  • Assist the Manager of Operations by collaborating on set objectives for the operational team, perform staff evaluations and monitor in-direct reports' evaluations to ensure that employees are meeting their objectives.
  • Assist the Manager, operations, where defined, to negotiate and administer various service agreements that apply to this department.
  • Investigate, develop and implement methods by which to make the building more environmentally efficient (energy management) and cost effective by way of lighting, heating, cooling or any other method prescribed as procedural by Brookfield Properties. Track the training and development of staff. Conduct performance evaluations and provide coaching opportunities. Oversee the recruiting and hiring of new employees.
  • Coordinate and manage the team's daily activities. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and department deadlines. Mentor and coach as needed.
  • Ensure that the mechanics and technicians have the proper information and materials about assignments to complete work activities in a high-quality and timely fashion.
  • Develop material and labor cost estimates for work orders, preventative maintenance activities, systems, and construction projects.
  • Establish and maintain budgets for facilities maintenance.
  • Respond to emergency situations and ask for help when needed.
  • Apply advanced knowledge to seek and develop new, better methods for accomplishing both individual and department objectives.
  • Coach others to develop in-depth knowledge and expertise in most or all areas within the function.
  • Lead by example and model behaviors that are consistent with CBRE RISE values. Anticipates potential objections and persuades others, often at senior levels and of divergent interest, to adopt a different point of view.
  • Contribute to new products, processes, standards, and/or operational plans in support of achieving functional goals.
  • Communicate difficult and complex ideas with the ability to influence.

What You'll Need:

  • High School Diploma, GED, or trade school diploma with 5-8 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered. Prior shift manager or supervisory experience preferred.
  • Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
  • The innovative mentality to develop methods that go beyond existing solutions.
  • Ability to solve unique problems using standard and innovative solutions having a broad impact on the business.
  • In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
  • Expert organizational skills with an advanced inquisitive mindset.
  • Highly sophisticated math skills. Ability to calculate somewhat complex figures such as percentages, fractions, and other financial-related calculations.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Assistant Operations Manager position is $130,000 annually [or $$62.50 per hour]. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
