Job Description:Under the direction of the Director of Real Estate Development, the Assistant Director of Real Estate Development manages assigned real estate development projects through the full development lifecycle, including planning, due diligence, design, procurement, construction, occupancy, and project closeout. The position supports the University's strategic real estate objectives by coordinating with internal departments, campus stakeholders, public-private development partners, municipalities, consultants, contractors, and regulatory agencies to deliver projects that meet University goals for schedule, budget, quality, and long-term operational performance.
The Assistant Director serves as a collaborative leader responsible for coordinating project execution, identifying and mitigating project risks, maintaining effective communication among stakeholders, and ensuring compliance with university policies and public-sector requirements.
Salary: $125,000 - $135,000; DOE
Applicant must be eligible to work in the United States; ASU University Real Estate Development will not be a sponsor for this position.
Essential Duties:- In a supportive role, manage assigned real estate development projects through all phases of planning, design, construction, occupancy, and closeout.
- Serve as secondary point of contact for university departments, consultants, contractors, and external stakeholders.
- Coordinate and maintain comprehensive project schedules, budgets, milestone tracking, and reporting tools.
- Coordinate activities among architects, engineers, contractors, consultants, utility providers, municipalities, and University departments.
- Assist in identifying project risks and developing proactive mitigation strategies.
- Monitor project performance against the approved scope, schedule, budget, and quality objectives.
- Ensure compliance with contract requirements.Monitor project progress through regular site visits and project meetings.
- Assist with the negotiation, preparation, execution, and administration of contracts and consultant agreements.
- Prepare monthly project status reports summarizing budget, schedule, milestones, and project risks.
- Assist in coordinating permitting approvals as required for university projects.
- Maintain organized and accurate project records, documentation, and correspondence in accordance with university standards.
- Prepare financial analysis, budget forecasting, and underwriting assumptions to support long-range planning.
- Serve as a primary liaison for assigned projects while working under the Director's direction.
- Coordinate communications with municipalities, utility providers, and regulatory agencies.
- Prepare presentations and executive briefings for university leadership and governing boards.
- Review invoices and payment requests for accuracy and compliance.
- Foster collaborative relationships across academic, administrative, and facilities departments to support successful project outcomes.
- Support public-private partnership initiatives, ground leases, development agreements, permitting, entitlement, and the University's additional rent process.
Desired Qualifications:- Knowledge of university and public-private real estate development and delivery processes.
- Knowledge of project management principles, real estate development practices, and contract administration.
- Understanding of real estate leases, development agreements, and legal documentation.
- Knowledge of budget development, financial analysis, and schedule management.
- Strong organizational skills with the ability to manage multiple concurrent projects and priorities.
- Effective written and verbal communication skills, including the ability to prepare clear reports and presentations.
- Ability to work independently while collaborating effectively with stakeholders.
- Strong problem-solving, analytical, and decision-making skills.
- Ability to operate effectively in a regulated, deadline-driven, and rapidly changing environment.
Working Environment:- Work location: The department's home location is the Tempe campus. There is an opportunity for a hybrid schedule with some remote work, but the assistant director will need to be in the office the majority of the work week.
- Some events may require attendance outside of regular work hours.
- Activities are performed in a climate-controlled office setting subject to extended periods of being in a stationary position.
- Required to move moderate distances to perform work.
- Regular use of standard office equipment, including, but not limited to computer workstation/laptop (keyboard, monitor, mouse), printer, fax, calculator, copier, telephone, and associated computer/technology peripherals.
Driving Requirement:Driving is not required for this position.
