Full Job Description
The Assistant Director supports the Director in ensuring optimal performance of Good Shepherd Services• (GSS) facilities and buildings. They manage operations at 70 locations across Manhattan, Brooklyn, and the Bronx. This position could require travel to multiple sites daily/weekly throughout these three boroughs.

Reports to: Director of Facilities Management

Location: 305 Seventh Avenue, New York NY 10001

Hours: 35 hours, Exempt

Salary: $104,000 - $110,000

Schedule: Monday - Friday, 9am to 5pm, Flexibility with working nights and weekends as needed for responding to emergencies.

Major Duties:

  • Serve as a backup to the Director of Facilities when they are out.
  • Assist in creating preventative maintenance schedules for all building systems.
  • Ensures Safety and compliance by overseeing safety and fire protocols and ensuring the facilities comply with Relevant laws and regulations.
  • Assist in receiving, responding to and working on corrective action for any DOB, FDNY or other summonses.
  • Ensure policies, contracts, plans, and systems are kept up to date and entered into the appropriate system.
  • Assist in preparing facilities for state or city agency inspections.
  • Help ensure new information is input to maintenance database; including monthly reports and building systems information in order to assist with daily management of facilities.
  • Maintain and organize maintenance contracts with repair contractors for all building systems.
  • Oversee and manage the current agency security overhaul project.
  • Deliver periodic training to sites in the management of security risks and responses to security incidents.
  • Establish and maintain a communications network with all Site Security Leads, including security incident reporting.
  • Manage any existing and future security guards.
  • Provide guidance and support to designated Site Security Leads in the development of Site Security Plans and the implementation of approved site security measures.
  • Liaison between onsite Maintenance staff and onsite staff.
  • Conduct walkthrough of facilities regularly.
  • Ability to lift up to 50lbs.
  • Ability to respond to Facilities related emergencies when they arise.
  • Other duties as assigned.


Qualifications:

  • Minimum 5 years' experience in the facilities maintenance field, 3 of which are in a supervisory role.
  • Ability to maintain and drive agency vehicle between Brooklyn, Bronx and Manhattan.
  • Excellent written and verbal communication.
  • Knowledge of Freshworks service management or comparable software.
  • In-depth knowledge of security/safety principles, standards, operations, and technology.
  • Knowledge of physical security a plus.
  • Bi-lingual is a plus.
  • General knowledge of building HVAC, electrical and plumbing systems.
  • Flexibility with working nights and weekends as needed for responding to emergencies.
  • Required to obtain F80 Certificate of Fitness
  • Valid driver's license
  • Proficiency in Microsoft office
